alternative roof ideas (lightweight)

I'm building an extension onto my home with a lean to/regency roof and ive been looking into slate alternatives and have come across light weight tiles 'metrotile' being one brand. has anyone used anything similar and how was it to work with? any issues with house saleability afterwards? happy with the end result etc?

Is there any particular reason you want a light weight tile? Most people use 'ternits' composite roof tiles. These are standard build practice, easy to use, lightweight and a great alternative to slate.

As we are self building the extension and it's within the limits of what we can build without planning permission were looking for something light for ease of build plus cost, lighter the roof less weight on the building etc just trying to think of any cons in using before I commit to it if anyone has had experience with using them before.

The suggestion about covering the lower-half of the windows is great - it really does focus your view up and out to the lightest part of the sky. We have just completed this shutter project on a similar style of window - the bottom and top shutters open independently and of course, unlike window film, you can open them right up to look out when you want. A nicely tended window box on the sill would screen things too - but maybe not all year round. Good luck!

I was also going to suggest carving a high top window out of the wall (friends have done this but put a modern leaded glass window in) to put glass in would be the cheapest option. Alternatives:- Sun tunnel (depends on the roof above but worth checking out) Also, We had our previous lounge that had internal bifold doors we could open up to let light in and at night, close for a cosy feel. You could also look at sliding screens (Japanese style but modern) and also have bifolds with glass so they let light in during the day but still give you privacy. Best solution for the most light

I agree with all the advice above and would add, when you have the plans, consider going to see your neighbours in person, (especially the one which will be most affected). Do this before the plans are submitted, or if you have a diplomatic architect, ask them to speak to your neighbours to just talk them through what you plan to do. It usually goes down better than the planning consultation letter just landing on their laps. If they ask, don't feel you have to agree to any concessions there and then, tell them that you don't have any expertise but "of course you can discuss it with your architect". Leave the architect to handle anything contentious as you want to remain on good terms with your neighbour and the architect won't have anything to loose as they don't have to live next door to them. When it comes to the building work, ensure that there is excellent insulation in the roof. There are now super thin insulations that are effective (if you need it to be thin) but go for more than the regs require. Also ensure that the roofing is done superbly, good flashing details, adequate falls etc as this is what lets down roof terraces. Ensure that there is power, water (power safely near the water for irrigation if that is what you are going to have) and if you need it check your internet signal and provide a booster (perhaps in the hall) if it is not good enough. This summer has shown that outside workspace can be a real benefit. When it comes to the finish material, consider Millboard (https://millboard.co.uk/samples) I used the 'enhanced grain' finish. I have used it on three jobs and I am very happy with this relatively lightweight, low maintenance, good quality (not cheap) product. Ensure that there is access to inspect the roof should you need to and clear leaves (it is amazing how many will find their way in-between even tiny gaps) You will probably need less light than you might think (consider your contribution to light pollution). Consider if you can have solar powered lights and water capture for watering plants and avoid outdoor speakers as these really will annoy your neighbours. I love roof terraces as they are usable for so much of the year, often warmer than a lower garden in the winter. Good luck with it. Regina.

I was trying to be too economical. So……how about still closing up the door from hall to dining room and move the cloakroom into the hall, maybe under the stairs wherever they are, (Have you seen the spacesaver w.c.’s that have a basin in the top?) then combine kitchen and dining room. if you had floor to ceiling cupboards on the wall against the hall that would give loads of storage. You could add units with worktops where you now have access to the cloakroom, with a wide window above. Outside you could have a lovely veranda with glass roof right across. I want one. You may not have room for a permanent island unit but one with castors (from Ikea) would give extra work surface and could be moved anywhere, i side or out. OR at the very least put a washingmachine with dryer over it in the existing cloakroom and a small corner w.c. with basin over. i can imagine this is stressing you but it’s also an exciting project.
