New flooring

I'm building a new house and I'm thinking of putting parquet solid wood flooring through out the house.. My wife isn't sure that's a good idea, any thoughts? I need approx 500m2

Parquet flooring works in so many different types of houses. I think it would be great in a new build as you have a bit of instant character and class.

What living space do you want to add? What condition is the garage in and what is it made of? It may be too old and not of a standard to convert.......it definitely won't have insulation, so you would need to factor this on as cost to the build and have the external type as it's already narrow . You also have a problem with the fact that the drains, especially the soil pipe being right at the front, so any new bathrooms would have to be in that direction. You mention that you have a wife and daughter. Are you sticking with that, as in ( not changing the wife ), adding more children. It's not usual for you and the children to sleep on different levels, so is adding a loft conversion the right thing for you at this stage, or should you concentrate on tweaking what you have? As Jonathan says, you would need to have someone round to ascertain how much space you can get out of it, with regards to a loft. If you want more living space also, then what condition is the conservatory in ? It may be that you can knock this down and have better living space on the right. A loft conversion is a good idea and £80k is a healthy budget, so what would you like out of the Bungalow in an ideal world? I had something like this in mind, which gives you an attainable En-Suite and quite a good proportioned / balanced home left to right. If you didn't want to do the Conservatory area straight away. You could wait a while and then go futher to the right if your garden allowed, making those rooms larger. Bungalows are still sought after, and, having everything all on one level actually adds value. There are many people, who would prefer all the same level for one reason or another and I think therefore, this would be better than a loft conversion.

Definitely get an architect in as soon as possible. Planning permission can take time even if next door has done similar or the same! Structural changes are complex and an architect will rule out an ideas that don't have legs straight away; saving you time. I would definitely go open plan and this is certainly possible for the space. I would even take some of the space from the large entrance hall as you already have an inner hall immediately behind. Also this would allow you to have a more definded and statement entrance at the front. To achieve this you may need to incorporate a pillar or steel beam which is relatively easy to do. It is hard to say if you would need this though as it depends where the load of the roof and evetually the dormer extension would sit. You could move the main bathroom upstairs, have a WC and two bedrooms on the left side of the back of the property - where the bathroom is and the odd hallways configuration which would allow for the living room to be opened up into the back of the property. It all really depends on your budget and time constraints. Congrats on the twins, you must be thrilled (and exhausted!). Yep............it is a little messy, you shouldn't have continued the underfloor on to the top step, as now the surface is unstable. However....................cut the front of the step square ( as in cut the bull nose off. ) Continue the flooring to the edge, and then finish it with a straight edge strip. The top step will now be higher than the others, but at least it will be tidy.

Thank you all for your comments. Very much appreciated. My wife is ruling out wood because she doesn't like the look of wood in kitchens and because we have solid wood flooring in the rest of the downstairs area and she thinks it will clash. Picture below of where out kitchen meets the hallway. Also we bought some more of those tiles yesterday to get more of a feel of what it'll look like. It does look pretty good but it does worry us about what type of table and appliance colours we will be able to get and really making it all look a bit drab perhaps? We are leaning towards sticking with relaying the same times the house already has as we have been unable to find any better looking light grey tiles. We do really like them.

500 sqm!? That's massive. But why would you want only one floor type through the whole house? The house I'm building just now is 294 sq. We are going for Karndean for the whole downstairs and carpet upstairs. We settled on Karndean because it's more durable and more hygienic than wood but still looks good and works well with underfloor heating. Also, we are using stone effect in some areas and wood in others.

Oh yes, I didn't quite read it properly. Not quite sure about 'throughout'. What would you do in the kitchens and bathrooms?

I'd go for parquet downstairs, runner for the stairs and carpet upstairs with tiles etc in the bathrooms. If you use teak I think it is much more resistant to moisture for the kitchen. Or alternatively inlay a stone etc area by the sink. I think carpet is obviously softer and easier to clean as you're just hoovering (although it obviously stains easily) rather than potentially Hoover, dust/polish and occasional wash. Wood floor also looks great in bedrooms though Wight a rug, it just depends on your preference. I assume you'll need to employ a cleaner or 2 anyway!

Hi thanks for your different ideas. The house is very open plan from lounge through hall till kitchen all open.. That's why we were thinking parquet and upstairs we thought about carrying theme through. We also have a spiral staircase which we're not sure about either. In the bathrooms ensuites we.ll be using something different for floors like amtico or tiles not sure on that either

Karndean is a great floor, but don't agree that it's more hygenic than wood as wood has natural antibacterial properties and they have some incredible lacquers and finishes, so don't let that put you off. You could go for a real wood floor downstairs, a stair runner by Alternative Flooring as they have the option for you to create a border. You could opt for a Karndean or Amtico in the kitchen and bathroom in a stone or concrete effect for some contrast. Wood does add value to your home so that might be a consideration. You could also go for something like a herringbone design.

Sorry - missed the part about the spiral staircase! Might be worth doing a natural fibre carpet like seagrass or jute as it has anti-slip properties. Feel free to contact us if you would like any quotes for supply-only.
