Comments (5)Hi Bobbie, If this is a one bedroom flat that cannot be converted into a 2 bedroom flat, you need to think like a possible future buyer for a 1 bedroom flat. This person(s) would be: do not have children a person or a couple If you can put in an ensuite with a shower/bath, that would be ideal, but having just a shower wouldn't be a dealbreaker but may deter some but not all buyers. Having a family bathroom is not a deal breaker as guests would generally be couch or sofa bed hoppers. Going through a mostly tidy bedroom to a bathroom would not be an issue for stay-over or just visiting guests. So if that allows you to enlarge your other living areas without feeling 'squeezed' in an ensuite, then that is your best option. Maximizing living and storage space is your best advantage when selling on in 3 to 4 years. Just think of how you live and store things. Design a place that optimizes socializing, lounge living, cooking & eating, desk/office activities, sleeping, laundry and storage. If you plan out your space to include all or as many of these activities as possible with simple aestethically pleasing mostly neutral design, then your place will stand out in the market when you are ready to sell on, while still offering you the best lifestyle possible while you are there. I do however remember working out a plan, in advance of viewing, using an estate agents floor plan only to find their floor plan was totally off. Dimensions are critical so I am sure the vendor wouldn’t mind the buyer taking their own measurements and photographs. I was happy to let a prospective buyer measure up for curtains. Comments (27)Fair enough! If you're getting on a loft conversion further down the line, it'd be wiser to just convert the smallest bedroom as @rinked suggested. I can't advise on cost as the bathroom was put in by the previous owners 5 years ago, who likely benefited from the fact the soil stack is on the side of the house rather than the back. Comments (13)If you intend staying here for a decade then you should make this house work for you and not the next people. I think that since you have already flagged extending in 10 years you should also future proof your plans now. If it were me I would have a bedroom where the current big bathroom is in order to give you the possibility of later extending over the ground floor extension. I would also want a super sized bathroom for my use - I have always believe the person paying the mortgage should have a better bathroom than people who visit three times a year.
