dressing room or larger 4th bedroom?
Comments (4)Hi Kathryn :) Estate agents would always go for 'more bedrooms' and we have recently worked on 2 projects where we converted rooms into smaller en-suites to make way for bedrooms. The thought of a dressing room is appealing but for me a larger bedroom more so. Sounds like you will have a lot of space downstairs which is where you will spend most of your time and having 4 large bedrooms, whilst still having an en-suite, can only add to this when and if the time comes to sell. How big would the en-suite be? It would also be a good idea to sketch it out and see how useable both new rooms will be and what you can comfortably fit in them. Comments (36)I like Jonathon’s first drawing for a couple of reasons. You can have a walk in wardrobe for all the hanging clothes, which can end up looking a bit messy, and have the more traditional type of wardrobe for items that can be boxed up, such as handbags and shoes, and folded clothes / drawer items. I think a walk in wardrobe is better without a window as natural light can fade clothes, so much better to have a bright bathroom with 2 windows. Finally, as you’re building the internal walls from scratch you could look into having a pocket door system into the en suite thereby preventing a swinging door getting in the way of either the wardrobe or the shower....See MoreWIN products from our Houzz of 2018 Master Bedroom Suite! Comments (5)Thanks Jonathan, appreciate the comments and suggestions. Indeed we had initially wanted to convert two of the bedrooms on the first floor into a larger master bedroom suite with dressing room and ensuite. But felt the loss of the middle bedroom would be too much, and the 3rd bedroom on the first floor is tiny. It probably wasn’t clear in my original post, but our plan is to add a new rear extension on the loft floor (directly above the tiny 3rd bedroom and bathroom on the first floor), so the overall floor space will increase. The intention for the new rear extension will be to become a flowing extension of the current loft bedroom, and be either a bathroom or dressing room, together with a roof terrace. I attach a partial floorplan of one of the neighbouring properties who have already done a similar extension...but without the terrace which I have crudely added in! Our dilemma is whether the new room should be either a dressing room or large bathroom? I am inching towards a dressing room as any future owner could convert it into a standard bedroom fairly easily (and would retain the en suite in the current loft bedroom) if and when we come to sell.
