Comments (18)Been thinking about this one overnight:- ( i have a sad life! all say ahh ) You do not have to have a window to call it a habitable room, however, I believe there is a building control requirement for the room to be vented through another, check that out. So, in short, yes the bedroom could be moved and not have 'windows' . I don't know the arrangement of the wall top left that goes in to the garden area, but bear with me. ............ would it be better to have a separate Galley kitchen? I would prefer so. Is there a possibility of a window far top left? A stud wall only takes up 4" so not a great deal of space, plus it would make the lounge / diner look a lot nicer without seeing the kitchen on view permanently & of course you get a longer kitchen run. ( I think the proposed one is too small ). Plus you gain a wall to the lounge area, always handy for furniture placement, as this is what is lost in an open plan arrangement. I also changed the bathrooms round as previously suggested, and had the entrance in the hallway for the second one. Please bear in mind as a said before:- Not to scale - don't have dimensions as had to guess, but on the face of it, likely do'able. I like running plans through estate agents...........ones that I know well and trust as I know they'll give me their honest opinion on what would infinitely give a better price on re-sale. Contained living and dining with separate kitchens, good sized bedrooms etc. So do ask one. Estate agents are handy, they will want you to get more for the property because, if they smell a sale, they get more commission! Roughly where i was going with this after some sleep!Of course, if you still want to go open plan with the living / dining/ kitchen, then lose the top wall and maybe consider a door system to open and close for entertaining purposes - No doors, fully open plan .with doors!...See Moreroom layout ideas for extension
Comments (5)Thank you Jonathan, i really like your design, especially the ‘his and hers’ wardrobes! We would have hoped to have the master bedroom at the back of the house overlooking the garden rather than the street, but realise it would be tricky to place the door given the location of the stairs and landing. Can’t have everything! It has been suggested to us to extend at the back 2 stories. I’m really torn, I know it’s a very sensible idea (and realistically I think we are not going to be fitting 4 beds and 2 bathrooms in the space on my floor plan) but I’m worried it will impose too much on our garden. The length of the garden is 12.36m from the original rear wall of the house, and 10.83m from the rear wall of a small double storey extension that was done before we moved in (next to the side access) A 3m double storey extension at the back would reduce it to 9.36m in length. Garden is 8.56m wide so essentially it would turn into a square garden. Only other option to increase bedroom space is going up into the loft but that would mean raising the roof which is v pricey) Also we were keen for the 1st storey to be a little ‘longer’ than the 2nd storey so to allow some roof lights or something like that - south facing garden so plenty of sunshine (when the weather allows!) - but if we do 4m rear extension for the first storey this would mean reducing garden size even more. I think we wouldn’t be able to have the downstairs toilet door where you’ve suggested as it would mean moving the location of the front door, which is currently directly opposite the stairs and opens onto the wall where you’ve put the toilet door. But we could have the toilet accessible from the utility instead, and move the washer and dryer to under the stairs - I think there’s a good 2m of space before the height under the stairs would get down to 1m so probably fine to pop that in there. I’m glad you suggested scaling down the side extension, I think I was just wanting maximum space as possible but then it created that awkward corner in the open plan which I didn’t know what to do with! Plus could then fit some Garden storage in the side access without having to take up more garden space! Comments (0)Hi, Our extension is part built, and in order to plan the most appropriate lighting etc we need to settle on the layout very soon but we are struggling! Really crude diagrams below on how we could fit a table and seating area in. 1st - Sofa area under the roof lantern, and table/chairs (potentially built in seating) in the corner area 2nd - Dining table under roof lantern, with sofa in the corner area I think we're leaning to the 1st as 2nd feels a bit too closed off, but would love to hear thoughts on this :) Then i need to work out layout of spots and wall lights :)...See MoreAdam
