What to do with loft landing area - open up or not

Hi all

We're just about finalising our loft extension and I wanted to see what your thoughts were on the loft landing space. Ours is a small house so the loft stairs are steep and small and there is only going to be a small landing area.

I'm toying with the idea of removing the landing space entirely and leaving it open so that you can peer down to the 1st floor below (i.e. there won't be a 1st floor landing ceiling or light, instead it would go all the way up to the top of the house and i'd have a pendant light that hangs down). This would reduce some of the space in the loft bedroom but there will still be more than enough.

Advice needed please!

Hi Raiyan,

What are the dimensions? When you say remove landing space, do you mean the stairs would lead straight into the room? Thanks!

I'm all for opening up, especially if it lets more light into the house; although, I'm not sure if this will have implications with building regs. (Protected escape route, etc.)

I'm looking to renovate the ensuite of my 2 bed flat and came across photos of open plan bathrooms. Some of the photos look great and I'm considering it as I don't have much room to work with in the bathroom and my bedroom has room I can use. I'm looking at moving the basin into the bedroom area, which would free up space for a bath and shower. I was thinking of making the basin look less bathroom-y and more like a makeup desk using wood and soft furnishing and a full length mirror. The rest of the bathroom would be behind a wall (no door). Main problem is that the door to the bedroom will open to the the basin (the rest of the bedroom is on the left), which I guess would put people off. I quite like the idea but I'm concerned it would put off potential buyers (more so after reading the comments). Should I stick with a traditional ensuite? I can put a bath and shower in there but I think it would be too cramped or I can loose the bath and have more room with just a shower. What do you think?

Here's one we did!We put in a window at the bottom of the stairs and a door at the top! It could be difficult to get a landing in once your'e into the loft, depends on where the stairs have to come up, due to head height etc. However, I do believe that Building Regs require a door and a turn into the loft, so that you can't fall down the stairs if the door's open. Before you go down the route of what you'd like, find out what you can have, that's always my advice. Get in touch with your local Building Control at the Council and they will tell you what you've got to have in order to get it signed off.

Thank you all for your comments. kl55hp your project sounds equally exciting. One thing that I learned so far is the need for light, big windows, big doors!! We have exactly the same dilemma regarding living in the house during the building work; it will save a lot of money as well. You have definitely thought this further than us. Sounds like there is a consensus regarding using a professional to help us make some decisions! OnePlan, thank you for the pictures the colours are spot on. Were thinking of a slightly more modern look by incorporating some gloss cabinets to reflect light etc. Thank you all once more!

I like Maya’s idea of turning it into a laundry room. The plumbing is there and it can be reduced in size, perhaps to stack washing machine and tumble drier with a small storage cupboard and then increase landing size. As a 4 bed house, 2 bathrooms are the norm but I do think upstairs laundry rooms and downstairs utility rooms are very sensible if you have the space. Then again, it depends on the age of your family - if I were a teenage daughter I would love my own bathroom!

So I've gone ahead with opening it up and it looks so much cleaner and light filled now. It still passes the building regs as there is a small landing box that the stairs lead to before you go into the loft room. Dimensions of the room are around 3m wide by 5m long and the area that was opened up was about 0.6m x 1m so not that significant (also the ceiling height was reduced here due to the eaves). Will post up pics soon to show the extra light bought in as a result. Thanks!
