Good afternoon,

The slabs are set on top of the gravel and then cemented together so they don't shift. The gravel is just packed tightly but not glued.

Hi Hilary, thank you so much for your kind comments. It gets pretty darn cold up here, in N Yorkshire and when the fire is lit, it really does warm up the room (whilst the rest of the house is like a bloomin' ice box!) Hello again Bespoke Decorative Finishes, thank you too for your kind words. Ah, the gold mirror is from ebay - thank you again. Yours is beautifully done and so clever and sophisticated; mine is a bit 'rustic' but I think ok for the room, in probably a very basic way, which has limestone flags. When I first came to the house 8 years ago, the previous owner had built the fireplace out in the same stone as the back of it to 1.5 metres on both sides of the fire, projecting forwards into the room. I thought it was pretty hideous because it was was way too big and dominating and it also seemed to absorb the light as it is not a well lit room. So I borrowed a jack hammer and over the weeks, in the evenings, I took the stone walls down which stretched about 70cm each side too. It was a bit task and I took out a lot of stone. Then I found the two RSJs. I think I said on another post, I couldn't understand why there were two, one on top of the other, so I took one out. BIG mistake. The room above is my bedroom and I noticed when I went to bed, the floor had dropped by 4". Ooops!

You may want to reconsider keeping curtains as well as the shutters, as they don't keep out all the light, particularly as you said the room is bright & south facing. Especially in the summertime when it gets lighter so much earlier. From someone who's been awake since 5am because of this problem! Note to self: must get round to choosing curtains! Also, F&B cornforth white is very pale. We've used it on the interior of our windows, but I think it would be a little boring if we used it on the walls, too close to white, especially in a room as bright as yours. A friend with very good taste recommended Little Greene's French Greys. It's a lovely warm grey & there are several different tones. Don't be scared of even the darkest one as even that isn't too strong on the walls! Our master bedroom used to be at the south facing front of a 30's house too, but after rebuilding we're now at the back of the house. Although I love looking out over the garden, I do miss that glorious sunshine you get! (Although not at 5 in the morning!). Have fun deciding, and remember you can always repaint if you really hate anything!

Hello BL H, Ah well the keyword was washstand! So all good, I realised it was bathroom.. : )) It is really possible to do anything stylish and tasteful if you carefully consider the budget.. and you have a good "eye" or someone with a good "eye" who can source, design etc for you. Then you either have a fitter to install or you do the instillation yourselves.. Choosing things really carefully and working out a simple design here is key.. scaling back in areas to make more funds available for the things that really make a difference.. With a small bathroom it's possibly to fit everything in with clever ways of seeing things.. If you want a tiny bath... Look at Albion Tubby. This one pictured is the Torre and you can have them painted a nickel or concrete colour and style, they do any colour and sure they can come up with a finish to suit.. Image looks good but the wrong setting, so I cropped it to focus on the bath.... With regards to the sink and loo, choose wall mounted so the floor is free, consider how to install a shower without taking up the visual element of the room.. This is how you choose the tray and glass for a sleek and modern look. Creating unique storage such as the 1 large sleeper shelf, discard the idea of mirrored cabinets and other really boring bathroom items.. consider ex display or off the shelf... Work out what budget you have to work with so you can then see what can be obtained.. : )) http://www.concreations.co.uk/

So if it were me I would want to know firstly what was possible and next think about finance. So check if there are listings or restrictions that make renovation slower or more complicated or even prohibit changes. I would want to know about the TPO and if protecting the tree makes any of your plan impossible. And I would want to know if there is extension possibility to link the house and outbuilding or to add a dormer to the outbuilding to increase head height upstairs. I would then want to think about finance- you mentioned the outbuilding providing an income - if there is any chance income might be low later then you need to satisfy yourself you will have sufficient money to replace the thatch when it becomes due and sufficient now to do the renovations. Separately I think the upstairs is big enough for a shower room and I would then consider if the downstairs bathroom could be a small shower/ laundry room.
