Looking at the photo, i would say the room is 2000mm wide at least if the bath is a 1700 bath and at a guess 2000mm long, making the wetroom tray area around 1000mm wide and 2000mm long. Just a guess.

If you can't change the tile, change the plumber ... but seriously, have you had a second opinion? Maybe another plumber would get the job done. Otherwise, what about doing the floor in mother of pearl as well? Do you have a photo of the wetroom in its current state?

The thing we probably like most about this house is the feeling of space. People may feel that the halls and landing are wasted space but it gives an openness which we'd lose if we tried to shoe horn in more rooms. There's also the issue of creating a middle room in the downstairs hall which is already a dark place, due in part to low ceiling, dark parquet flooring and dark stained woodwork - wood will be lightened. Already on with that arduous task. I think the builders got it right and what we've got is a great space that flows, just needing a tweak to bring it inline with the way we live today.

Karen, to be honest with you, you do not really need the council's approval (or Lawful Develpment Certificate). As long as you are absolutely sure that what you are doing is within PD, you can just go ahead. The LDC is for future buyers, and can be gained retrospectively. I didn't wait for it on either of my projects - by the time it came from Lambeth I had basically finished the outside of the loft. It is absolutely critical that if you do this, you make sure your plans are compliant though...with loft conversions that is mainly making sure that you do not exceed the maximum additional volume measurements, and that the dormer is set back 20cm from the edge of the original roof. Do make sure your builder is on top of the necessary building control notifications and inspections though - this takes much more effort, and is nothing to do with planning, and absolutely compulsory. Happy to tell you more about this/answer questions: you have my e-mail address. Everything from the specification of windows,through insulation depth required, to position of plug sockets is controlled and needs to be correct. How about changing it into a long thin room - approx 1.4m wide and the length of the kitchen units (up to the entrance into the extension). You could then have the toilet on the back wall near the waste stack with another door into the toilet and then a small utility in front. There will be a small corridor at the bottom of your plan between the kitchen and dining room. You could put a sliding door at the end of the corridor that enters into the dining room. Hopefully the corridor would end just before the patio doors. Your dining room would be quite narrow still but if you used a bench on one side of the table against the wall it might work? Not sure if it would work once you measure everything out but maybe worth exploring?
