1930's semi - ground floor remodel
Been a year since we finished and only just recovered enough to post pics ;) The work was the whole ground floor with the exception of the front lounge and hall. We lived in the loft and the hall whilst the work was being done, that was an experience! Thanks to all whom offered advise and answered my millions of questions. And to Peter from Clever and Simple who supplied us with our gorgeous Orulna lights.
The before photos are the ones taken for the sale before we purchased. There is some magical trickery to make all the rooms seem lighter than they were in reality. Especially on a very grey day like today (when i've taken mine!)
Of course now we have this gorgeous space to look out on the garden, guess what's next.....! Yep, there'll be plenty more questions to come about the outside area!

Comments (24)We’re doing one sort of similar, our layout is slightly different as in the kitchen is a galley on the right hand side. The architect is doing plans at the minute. In your drawing, we’d be taking down the garden room/kitchen wall, dining/kitchen and opening the whole lot. A pillar will also be left where your kitchen entrance is at the left side and we’ll make a breakfast bar here. It’s over our 20k> budget to put in more beams and planning is more of a headache. We’ll see what the plans look like for this first though as this may very well change. We’re going to try for a utility also. The architect mentioned going out into the side driveway a little. I’d make your kitchen the whole back room area (cabinets on the far left) and make the sitting room a snug or even a utility room. I’d even widen those walls at the dining/kitchen doorway and you can put doors there for privacy if needed. Close up one of those hallway doors entering the kitchen diner. Comments (7)no it isn't possible to keep the facade looking the same. the very definition of an externally insulated wall mean you're putting insulation on the outside of the wall and then making it water tight, by way of render board and render or brick slips. if they're solid walls, it may be easier to insulate internally....See More1930s semi ground floor layout
Comments (2)From what your saying if you did this then the current utility room has the space to become a office space as a desk and office furniture would fit into this space and its a safe distance from the main activity of the house to make it quiet. you also have the option of placing a sofa bed in the room with a tv so you have both and extra guest room and also a separate seating area. If you did then move everything into the rooms you suggested including moving the kitchen then you could have a door put it to take you out to the rear garden via the side of the utility room instead of just through the sitting room....See More1930s Semi Plans
Comments (7)Hi, how exciting your planning to extend. 1930s houses have great potential for these types of extensions. Having a flush rear could be possible with the correct structural engineers drawings. However as you are a semi, it might be a good idea to check with planning as it may or may not affect your neighbours natural light. As an example; We too extended our 1930s however a detached. Here’s an example of ours and I’ve highlighted where the steel beams where placed (in red). We ended up removing the extra windows that extended out in the rear in order to make the open plan space as large as possible. We also opened up the lounge to living and blocked the door leading to living room. Both structural engineers are right as you have two options, however I would be inclined to go with the option of two steels no pillar which would allow for better use and larger space.
