Hello Anastasia, I hope you are well. I love the Cole and Son hicks hexagon too and it does look absolutely stunning on the wall. The quality is great too. Both designs will create a WOW and look fabulous and the hall is the place to do it. 1. Swap the window seats for s low upholstered bench. 2. Add a side table between the door and sofa, with a table lamp. 3. Hang something beautiful over the fireplace. A painting or mirror, and other smaller paintings behind the sofa. 4. Replace the two tall dark pieces of furniture with mid-height pieces to balance the tall chimney breast. These should have table lamps or wall lights above. 5. If it still needs more, add a low coffee table in the middle and low stools.

HI, yes agree, 2 or three pendants depending on the size over the peninsula, those Broadway Emery Vintage Mini pendant lights are good as they're only 20cm across. You'd need larger for the dining table. The Artisan Lamp holder with braided flex is just a pendant fitting that you have to put a shade on, so it wouldn't work unless you can find a shade that you like. Still best to go for items from the same range, You need a pendant light fitting for the dining room in the range of 300mm to 500mm wide depending on how wide and long the table is really. Regards the spots, keep those on the kitchen light switch as a separate entity, so on or off, and have separate spurs for your dining room and the island so that you can dim them and have them on or off without the kitchen lights. Make sure, as i said earlier that you buy dimmable switches and dimmable bulbs.

For me personally if it’s a forever home I would need to love it. You obviously don’t need to love what it looks like now but have a vision of what you’d do with it and as colourhappy said consider location, aspect etc. Our first house was purely the best of what we could afford in the area for school. The only thing I missed when we moved was a blossom tree! Our second (current) house we absolutely love however it’s not without its flaws which we were probably blinkered to. We have been looking to move recently but even with an increased budget we can’t find anything that comes close to the actual house. I’m sure the absolutely perfect house doesn’t exist (or in budget) so just wondering if you’d made a list of what’s really important to you? I don’t know your age either but I guess priorities change as you get older. colourhappy we looked in your area online and let’s just say we’d need to downsize 😂
