Lounge / Diner / Sung Layout - Advice appreciated

I am struggling with the proposed layout of furniture for our L Shaped lounge and dining room. We would like to create a lounge area in front of the fireplace (located bottom right of the plan) and the TV will probably be wall mounted above the fireplace. We would then like a dining room area and potentially a snug / reading area too.

My main challenges are:

- There is an external door between the 2 windows at the bottom of the plan (We will look to glaze this as we have lovely views out on to the garden) but it prevents us from putting furniture in front of it.

- Can we wall mount a TV above a log burning stove and working chimney?

- How can we create 3 distinct areas - lounge / dining / snug without putting up physical walls?

It's an unusual shaped house! Assuming you don't want to make any big structural changes I'd do something like this (I have moved a couple of doors):

dining room at the front, door to the room moved here too. Living area at the back with TV to the left of the fire. Large glass doors all along the back (or one window above sofa, one french doors) to get the best views of the garden. Then a window seat and desk in the awkward kitchen bit, with a book case against the stairs.

Jen - Thank you so much for taking the time to look at this for me. Yes, it is an unusual shape! The developers who renovated and extended the house before we bought it maximised every inch of the boundary. I love the idea of having the door leading into the dining room - much easier to transfer items from the kitchen. I think we will definitely consider this. Thank you so much! Ellie

Hi Mark, perhaps consider a corner mounted screen to the left of the long window. Accompany this by an L-shape sofa against the wall on the right of this window, if you combine this with a side board behind the backrest of the sofa to serve as a room divider and storage unit you create a little nook in front of the window next to the kitchen for a small dining table and chairs. Complete your lounge area with a armchair and coffee table, maybe a few stools for extra seating or foot rest and a nice lamp in the corner next to the sofa. I hope this helps. I'm guessing by the layout, and fireplaces that it's an old Victorian building. The only thing to remember with flats is that unless you are the sole Freeholder as well as the leaseholder, then you have to get permission from the Freeholder for just about anything internally with regards moving / knocking down walls. I would say, that the best thing to do would be to have a small archway from lounge ( bed 2 ) in to the kitchen diner. The next owner can easily re-instate the wall if they want 2 bedrooms back.....................obviously 2 beds is more valuable than 1. Moving the Kitchen to the bedroom is a better idea and should be achievable as there is clearly drain access out the back near the toilet. If you were to do that you end up with a great sized lounge / diner in the biggest room. You have to take the advice of a structural engineer though, due to it being a flat as you need to know what's structural. I personally nearly always run things past a local estate agent to confirm that my changes are going to add value. I would imagine that a large / spacious well layed out one bed is going to be similar in value to a cramped 2 bed.

Hi Sandi You have a great space to work with, and a lot of ideas for the space itself which is a great start. Ideally it would be best to sit down with a Designer and really dig into what you want from the space, taking time to really figure out how you want the space to feel as a whole. However, to get you started it's easy enough to create a concept design plan of the space from plans you have of the home, so if you'd be interested I'd be happy to take a look at the plan for both the basement and lounge, and send you something over to give an idea of how the design could look / be laid out, based upon the information you've posted above. Thanks again Tani, it's actually the dining room that is the conservatory. It was another 10k to go further out, which we just don't have, and like Carolina we actually quite like the shape. Carolina; we had thought about that, but currently the middle room ('snug') is a playroom and we've created a utility space under the stairs opposite the cloakroom. The front room is the grown up lounge and has the TV in it. We were looking to create a space that would work for when we have friends over to sit, eat, cook etc so we weren't separated.
