Yes, I'd like to make use of the space once an extension has been put on so the rooms would move across slightly - in the main room an ensuite Very hard for me to explain I tried to show this in my attempted floorplan. The 3rd bedroom wall would end at the chimney breast in bedroom 2. A new corridor made from the entrance of bedroom one Which would lead to bedroom 1 & 2 The corridor to the bathroom made wider as its extremely narrow at the moment

Hi Angel This a a common questions and it always comes down to what minor things you can sacrifice to get the best of all worlds. Do I have a pendant to create a dining zone? Do I try and retain the view outside? Do I make the space versatile for parties? In my opinion a light over the table looks great if you do not have one already over the kitchen island (if you have one). Keep the light above head level (of most of your usual guests) so that you can talk to each other . It may be worth cutting out cardboard and offering it above the table to see what works for you. The light doesnt have to be too imposing it could be something light the light below. or maybe something that is a feature but still see through like the below There are not many rise and fall lights out there that can really reduce that much to be out of the way on a standard height ceiling but if you have tall ceilings then it could work. You have lots of space. I'd put the utility room in like in the third picture. And then the kitchen in like the second picture (so it backs onto utility). Then you can figure out where you'd put the dining table and seating area with the space that is left. Having lots of circulation space is going to give it a luxurious feel - nothing worse than everything crammed in together and no room to breathe. But if you can get everything in from just that small corner extension, then it would certainly be a lot cheaper and easier! If you need 1m to make it work, I think I'd just do the full 2m that you've for permission for - then it'll be really more than you need but you will appreciate it.

Kitchen, starting left to right: side panel, 60 dw, 60 sink, 3x 900 drawer with hob centered on last two, no upper units as you don't want to block light, but a shelf (20cm deep) with lights in them would be nice. Then tall units with oven, utility door, fridge, shallow unit (and upper) next to it for making drinks, on bottom wall some more units for storage. Play area and wide shallow shoe cubbies next to the backdoor. Dining table no wider than 80cm. Island with 2x 80cm drawers on kitchen side, on the 'kids side' shallow units for toys, crayons and games. Shower pan in drawing is 70x90cm, toilet needs 80, sink requires about 70cm.
