Never make the common mistake that many do by concentrating too much on the outdoors. Your well trimmed lawn and perfectly aligned hedge could look good to your neighbors, but your family’s needs to be considered, especially if they’re burning from the summer heat inside.

Renovations Tips You Can’t Ignore

It is no doubt that the number one priority for most homes is how to handle the heat when it becomes too much for comfort. This season (the summer) also is the perfect time for you to work on your lawns and gardens to ensure everything looks bright and lively. There are numerous projects you can undertake to improve your home in the winter. However, this doesn’t mean you should try everything you hear about. Here are some key areas you can work on over the summer to make home a much better place:

Ventilation: Effective interior ventilation is important during summer to make the heat more tolerable. This also improves the quality of the indoor air you inhale. The easiest way for most homes is to install a venting skylight. A more affordable way is to employ cross ventilation by setting up windows opposite each other. If these don’t work out for you, you can try one of these:

• An open floor plan instead of one with many partitions.
• Placement of air entry and exit vents.
• Use of ceiling fans.

In-ground swimming pool: Sounds expensive but more than worth the money if you can afford one. This will guarantee relaxing and cool water sessions especially in the afternoons.

Deck: Attaching a deck to your home is one of the best renovations you can do in the summer. A composite deck would be good for durability and easy maintenance.

Storage unit: Building a storage unit can be also a part of renovation. It will free up the home spaces from gathering.

Patio: If you need space in the backyard for outdoor barbecues and parties, setting up a patio is the way to go. This is especially if a deck is too much to ask of you.

Backyard kitchen: Well if you can’t take the heat, you can move your kitchen outside. For the places where summer gets too warm to cook, this will be a great idea to improve your home value.

Hello Dub M, Lovely good to know, there are a lot more than just those two ideas though, so just like you would, I do a lot of research as part of my services include procurement..I'm always looking for something interesting and innovative. Yes you have it absolutely right... You need to look at the house as a whole and get a feel for what you want the bones to look like, the colours and the fixtures and fittings including the furnishings.. For sure keep things in mind, and when you get in the space that's when you can start to flesh out ideas when you're near to completion of works.. .. (Kitchen and bathroom aside as they will need your more immediate attention.. Colours and flooring are best looked at as one and that doesn't mean they have to match.. From there you can work in the rest... It's how I do it anyway.. Furniture too but the first two are very important and have to be complimentary. It's an exciting time and so your ideas will continue to evolve as you see the space around you becoming more complete.. There are so many ways you can do things so absolutely start keeping notes on things you like.. : ))

Our project has taken ages! We spent 2/3 months talking through a possible reconfiguration of rooms before approaching an architect. She then drew up a few options before submitting one to the council for planning permission in May 2015; permissions granted July. We didn't want to start building work at a time of year when the weather would be deteriorating so decided to start early spring this year. During that time we sought quotes from builders, got structural calculations done, started the kitchen planning process and picked over all the details until we were happy. Getting quotes was surprisingly long-winded. Piling and ground works started in February and by Easter the extension was up and holes knocked through. That was the worst time as it was so cold. The old kitchen was taken out about then and kitchen facilities became very minimal i.e. old oven balanced on top of a workmate, fridge outside in a garage and washing up in the bathroom. All the interiors are pretty much finished now - in fact carpets went down this week. The major exception is the kitchen which has yet to be installed but that's due to start very soon and we're scheduled to be finished by the end of June. Are we guilty of over-planning? Absolutely not. There was a lot to consider and, thanks to professional assistance (OnePlan take a bow), we are already reaping the benefits. We've lived in our house for nearly 20 years and I so wish we had done this before.

All of the projects are very impressive, the transformations are all pretty amazing and should definitely provide inspiration to anyone looking to do similar projects. I was personally torn between the country kitchen and the sloping garden, in the end my vote went to the sloping garden project, the transformation from a blank awkward looking area to such a cleverly designed and attractive space is amazing.

New build to Renovation Project... should i take the risk?

Hello, I'm looking for some guidance regarding my property situation. We are a young family and we've owned a new build from new for several years but we are ready to move to something slightly bigger and something that has the potential to be our 'forever' home. We are looking for scope. Whilst 'window shopping' on property listing websites we came across something of interest so we decided to book a viewing and get the ball rolling with putting our house on the market. Whilst preparing our house to be placed on the market we have actually received a private bid we are in the region of what we are looking for. At this point, we know there is enough interest in our new build to make a sale quickly and use the equity for the next house. From snooping around the empty property we could clearly see that it needs a good amount of work to bring it to a standard where we feel it would be livable for the family. From the outside, we identified things such as new windows, and doors (all rotten wood and single glazed) and I could see what looks like the overflow pipe and another which looks like the boiler flue both dripping away! To be fair the overflow pipe is vertically above the boiler flue so this could be the only issue and nothing wrong with the flue. It just looks like they are both dripping at a quick glance. Despite some noticeable issues on the exterior, the location is absolutely perfect with amazing views. The property's garden is big which is another huge selling point of this house, two reasons why we are looking to move is our current location and the desire for a bigger garden. Today, we got to view the inside of the property and it was clear that this is a large renovation project even for someone like myself who can DIY but has no knowledge of what would be required to renovate a house which is 1900-1930 I would say. Inside the property the floorboards are weak and definitely need lifting up, I would guess there isn't much below the ground floor ones either! There were a couple of rooms carpeted on the first floor so I can't be sure of the state of those floorboards. Although there were signs of some cracks on the walls I felt like these were just signs of neglect as opposed to anything seriously wrong structurally. All skirting boards and door frames would need ripping out and doorways were low so for someone tall like myself my preference would be to get them raised if possible. Room heights were absolutely fine! This house was described as livable but the reality is, it needs gutting! Obviously, a home buyer's report would highlight more serious 'hidden' things such as electrical, plumbing, roof (new in 2015 apparently), the structure issues etc. but I was wondering if anyone could give a ballpark on things such as (short term goals) - knocking walls through to make rooms bigger - plastering/skimming (most rooms) (walls were probably the best thing tbh) - ripping up floors and replacing (concreting if required) - Replacing skirts, doors and door frames - installing new double glazed windows - installing new front / back doors (the porch is in dyer condition too) - new kitchen - new bathroom - new en suite - replace a utility room (connected water) with a downstairs toilet There is a lot of interest in the house and despite its current condition, there is likely to be a bidding war at its listed price. Having said that, after viewing today, unless it's a builder or cash buyer I think many will leave feeling the same as us. A big job ahead. I have lots of contacts in the trade and also very good friends with a builder who will take care of everything that is required (hopefully at a good rate of labour) but I was wondering if anyone can advise of giving examples of what they achieved within a specified budget? I'm struggling to gauge how much I need to get this house livable! There is so much I would want to do such as look into planning for extensions etc. but I would need to save more pennies and would be happy living in the house until it can be realistic. In a nutshell, the house clearly has a number of things that need renovating but we feel it has the potential to be our home forever! Having said that we are a young family, am I crazy to move from a new building into a property that needs so much work. I have the option to put all my belongings into storage and move in with a family member for 4/5 months whilst building work takes place. I am under no illusions that should I have a bid accepted there are stressful times ahead but I keep telling myself it will probably all be worth it even if it's 10 years down the line. I've probably missed a load of things so any advice is much appreciated, my head is spinning here. Thanks
