I thought I'd update everyone as to what we settled on as most of you won't have seen the finished post. Went went for Little Greene French Pale Grey on the walls and then a Grey Quartz worktop which had worked quite well. To stop it from being clinical, we opted for some textured wallpaper in the dining area which is Bala Storm (I think) from John Lewis. We then added some natural tones using a wooden table, and then Vitra chairs. Along with wooden fruit bowl etc. The main window will have wooden venetian blinds, and the bay windows will probably be done in a darker grey material as the perfect fit style blinds you find in conservatories

Hello folks! I haven't disappeared, just had whooping cough (yes, seriously!) with a garnish of gastric flu and torn muscles from coughing fits. So that has severely impeded our efforts (hubby's had it too, and it lasts around 3mths so we're not out of the woods yet!) with our new house (which I now describe as semi-derelict before we bought it) and so had no time/mental energy to properly get updated on what's been happening with you guys. Truth be told, I've started reading a few times & either got interrupted (mummy-ness) or fallen asleep, without finishing. I've missed this, but u guys, esp Monica & RoRo have been in my thoughts. Where to start?! I think I've taken in all that's happened in this thread since I went AWOL but might have missed some finer points. Monica, I'm so sorry to hear what u'v been through, with the RTA & the cowboy tiling / wallpapering on top! (& work always picks worst times to intensify - I just started on a Task Force this week, when shd really still be on sick leave). I mean, a marker?! Seriously?! Isn't it common knowledge / common sense to use a lightly applied pencil? Sounds like u r doing best thing by looking at it as a learning experience. Still, he deserves an honest review somewhere. Anyway, onwards and upwards, I'll look at the lounge link when I've finished this post. BTW I LOVE your artwork. Vivacious, bright and deep - is there an insight there? ;-) And RoRo, wow you've got a lot on your plate! We've been so frustrated with being held back on our projects by health, but u have taken on a bigger scale of project altogether, sounds like it's verging on municipal! U guys inspire me. :-) Thinking of starting a thread on our living room, it's the most 'civilised' room of the house so far, but I didn't take the north-facing position into account when I decided on a colour scheme of turquoise, grey and lime. (Doh!) So far I've made some headway on a concept I'm excited by, but it needs some tweaking so it doesn't feel 'cold' with the blue tone of the natural light. Are you up for sharing some of your thoughts on this??? Hope so. :-)

Hi, the side extension will require supporting the structure above. This will need structural steelworks to be inserted. depending on your budget there are a couple of ways this can be done , whether a beam is left showing (cheaper option) or the beam is hidden within the floor/ceiling of the first floor. alternatively the beam sits below the ceiling/floor (less expensive option). If you push the extension out into the current conservatory area, there will be more support needed and the overall cost will increase . some people refer to this as a wrap-around extension. I assume that the loft extension will not be budgeted at this stage. There are design fees and build costs. design fees differ depending on whether you just get the shell design or whether you have the entire interior layout carried out. This is the important part to consider. A good design can add value to your house and provide a solution that you may not have considered, so think about this when engaging your professional team. you will also need the services of a structural engineer to design support structure. ensure that the two professionals work together as I have seen designs where the engineer has not properly understood the design intent and the result is redesigning on site, which can be costly due to design changes. Allow £10-15k for design fees. if you engage a Project manager you will need more set aside, but this may save money in controlling building costs. I would put construction costs at between £60-£80k without the cost of your kitchen, but with electical supplies and plumbing services first fixed., so placed to positions. there will be the interior fitout, which may include underfloor heating, which is desirable feature for extensions, plus the kitchen cost. this can be anything from £8k to £100k depending whether you have a off the shelf or a bespoke designer kitchen. The first thing you need to do is to select your design team. Ensure that you have a team that you are comfortable with in understanding your wishes for the design. Dont just go with the big practices. often a small designer will give you more time and may have some great ideas. Make sure you have a contract with both the designer, but importantly with the builder, as disputes can arise and a contract is important in protecting all parties .
