When you look at the distance from the T.V to the sofa, that's the minimal distance you can be to it, the max distance is a lot greater. A 65’’ TV– You should sit between 8 and 13.5 feet away from the screen. Median distance is therefore :- 10.75 feet A 70’’ TV– You should sit between 9 and 14.5 feet away from the screen. Median distance is therefore :- 11.75 feet You risk eye strain and headaches if you sit nearer than the above. Maybe you would be better off with a 55 inch screen if you want to sit 9 feet away as that's in the middle of the two measurements. A 55’’ TV– You should sit between 7 and 11.5 feet away from the screen.

Extending an existing loft conversion

Hi Chris Martin, First of all if your property does not fall within a Conservation Area or is Listed, then you are allowed to build a loft Conversion and an outrigger similar to your adjoining neighbour on the right hand side provided that the volume of the proposed outrigger and the Existing Loft with a dormer roof do not exceed 40.00 cubic metres to falls under ' Permitted Development ' where Planning Permission is not required. I have done several of such projects to confirm that you will not require Planning Approval as such. However you will have to modify the staircase from first Floor Landing to First Floor if you want the finish floor level of the Outrigger to be at the same level as that of the Finish Floor level of the Existing Loft. Dear Volhal, You certainly need optimism, but tempered with experience. The job being finished off at the moment is in a terraced street ,sloping in all directions front to back and side to side. The kitchen / dining extension is at the back so all the excavated material has had to come through the house ,and the front is several steps up, so we parked the skip and ran a conveyor through the house to the skip. At the worst moment the family rented a place for a week and then back. For most people the ideal would be to go and leave the site till the end but not many can afford months of renting on top of the building costs . The family range from 4, 7 to 9 and when Mum said yipee we will be free of the builders there was a chorus of 'why mum we like the builders' ( with lockdown probably the only people the children have seen recently !) Your architect can check out the ground floor construction and that will help decide how and where to run drains and pipes and cables and how best to provide what you want. Yes you can have all manner of problems , as outlined above, Understand them, be aware of them, they can be solved, at a cost Chose your team wisely and not just on price.

You could do with knowing which walls are structural and which are not. Structural walls are more costly to alter than none structural walls. If it was mine I would open between the dining and lounge to get light throughout, but it does depend how you use those spaces, how you need the furniture layouts to be so they work for you, etc... there are quite a lot of things to take into account.
