Installing large #slidingdoors to this hallway allows a generous amount of natural daylight within the internal spaces. The sliding doors offer access to and from the hallway out onto the outdoor terrace, due to the flush threshold this transition between spaces feels seamless. The beauty of the base track available with the #minimalwindows system is that there is only a 12-13mm track depth for the wheels and the resulting base track is completely flush to the floor level for a neat an minimalist finish. Hello John, sorry, your questions are a bit vague.Where in the country are you based? London and the south will be more expensive than further north. If it's mainly internal fit out + new windows and doors [and roof windows] allow about £1650 + VAT / square metre of gross internal floor area. This is based on one builder completing the whole project for you for one lump sum and also based on mid range quality of build and finish. Obviously, if you are after high quality bespoke then it will be a lot more.If you are sourcing materials and organising trades yourself this will reduce costs but add to your time required and hassle factor. Assuming you are after mid range stuff then Howdens kitchens are ok as are some of the internet bathroom suppliers. Having looked at your plans briefly would the new drain run from the ground floor wc be more straight forward if went out to the right and down the parking driveway to the manhole? I assume the existing factory floor is concrete and therefore you will have to break out the concrete for the new drains? Hope this helps.

Hi AMPlanne, I wanted to respond to your request as a fellow South African, an architect and I love to have a good braai. I would not advise putting a braai in an enclosed extension space as you need better than good ventilation so your whole house will not constantly smell of braai & smoke. You may be ok with this but future buyers might be put off. The conservatory/orangery is traditionally an unheated space separated by doors from the main house so that could offer you a solution that allows you to put in an all weather bbq solution. However, you are still left with a uninsulated space that gets cold in winter and hot in summer. You would also need to check if there are any building control restrictions around this arrangement. In my experience an extension will add much better value to the house but you may need to find a compromise for the bbq solution. I did a quick google for smokeless indoor bbq's but suspect you might scoff at these devices to cook your boerie on :-) You may also want to look at what catering equipment offers a open fire cooking function rather. Despite the weather challenges I think a proper braai is best done outside. Some food for thought hopefully and good luck.

Hi- I have an IKEA kitchen and used a good independent fitter who was willing to work with me on creative “bespoke” changes to make use of every centimetre. Here is how I might put that space to good use for storage : Consider your kitchen items that can be stored in a deep narrow space…. Rolling pins, baking sheets, platters, trays come to mind, but also cling film and foil boxes, Nespresso capsule boxes, a stick blender, a vacuum sealer, etc Determine the best layout for shelves to suit.. Have your fitter drill shelf support holes at the required height on the sides of the adjacent cabinets before they put the cabinets in… they won’t be able to do this afterwards Consider whether you want a door….if you do, get an 80 x 10cm drawer front from IKEA in the style of your selected doors. It is likely to be a plain slab, and you will turn it on it’s side to use as the door. Have your fitter cut it down to suit the space, and paint the cut edge in colour matched paint. The fitter can then attach it via hinges to the adjacent cabinet. If you have a door, then you can buy Ikea’s normal 20cm wide x 60cm deep shelves and have the builder cut them down to size to fit. If you don’t want a door, then buy matching 10cm x 60cm drawer fronts to use as shelves, and again have your builder cut them to size. The cut edge will not be visible so no need to paint, however you will likely want to either paint the white adjacent cabinet sides to match or perhaps cover them with an adhesive vinyl. Good luck!
