Hi there, Although £20K sounds like a lot of money, extensions can really eat into your budget, especially if you find unexpected problems along the way. The kitchen is one of the main features that can sell a house, so getting it right is really important. The space you already have is ample for a lovely kitchen. Unless you want to double your budget, I'd consider working with the space you have and making it really lovely. So, design-wise, you need to decide what kind of style you like. Modern country, city-slicker, monochrome masculinity, pretty in pink. Try writing down a few words to capture your style. Once you have a clear style in mind, head off to somewhere like B&Q (are you in the UK?) and have a free consultation. They can talk to you about options for the layout, and then they will model it in in 3D so you get a good idea of how it will look. Let us know how you're getting on.

Hi there, I don't know the details but could you not work around the problem by using a fire suppression system? Water mist etc? If you use a system like this and separate the ground floor glazed element with a wall and fire door this should satisfy the fire officer and consequently building control? That way you may not need fire rated glass possibly? To be honest your architect should have foreseen this eventuality and designed it out.

Hello all! As mentioned in a previous post, we're moving to a new property soon, hopefully completing early May. We're keen to add to an existing extension and knock down a wall. I thought maybe the extension addition would be the easy bit, although I've now been told this may not be the case! I'm going to try and speak to a builder next week, but also would be really interested in any thoughts you guys might have. I've attached pictures below - basically, we want to 'square off' the extension that was done in 2008, knocking out the corner wall, and continuing the run down to the back of the house. Green on the floor plan is the proposal (it would be about 2m x 1.4m). It seems odd the existing owners didn't do this anyway, I wonder if for a reason? Is the job actually much bigger and more complex, and expensive, than it looks, given supporting walls etc? Or is it likely to be relatively straightforward? Thanks so much!

Hello, HU, how interesting. The pictures really help. May I ask why the floor is so high? Do you have a cellar? or are you on a hill ? Is the garden flat or on a slope? You can ask you neighbours what is underneath? If it is that high you may loose a bit of garden.... Looking at your photo is your kitchen floor lower than the room next door ? If yes lower the floor for sure. It will lessen the gradient of possible steps. But it might be piping underneath just looking at the two pipes on the back ??? But if the wall is going to disappear it will not be an issue as the builders can divert them. But seeing what the neighbours have done I would say if you can afford it a glass box type extension. So that will allow a lot of light into the house and would not feel imposing. Garden storage, bikes etc could be underneath. If you choose to put your patio first then that is slightly lower than the extension. Or the same height then the steps or a slow sloping path will take away the idea of the steps. Have a look at terraced garden pictures, as you can plant to give the look of flattening the height so it looks like you are to create a garden journey. Your patio does not have to cover the whole width of the extension, it could be a semi-circle or an arc with the rest of the ares at that same height with plants and steps that gradually go down and around to flow into the garden. Any steps can be softened by using wood, sleepers... add plant pots to them to create the garden. Soften you garden with curves. If you have kids or not what an amazing height to make a built in slide ! I hope this helps at least start to conversation. But have fun designing.
