extension and loft conversion proposed.. what colour scheme?!

hi there,

i am undertaking a single storey rear extension and loft conversion (exactly the same size as next door).

would you go for a render finish on the loft conversion to match the existing, or slate? and what about the single storey rear extension?

i don't really have an opinion either way, but would be interested to hear your thoughts!

windows i think we are choosing to keep white, just don't know if the sliding door frame will look better a dark grey colour? does it matter if it doesnt match do you think?

I'm sorry your dilemma got missed! Are you butting your loft extension up to next door's or are you having a gap?

I wouldn't chose slate as it will clash with your roof tiles.

You could have the same as next door, but with your style of window in it. Or you could have brick edges so that it ties in with your exposed brick lintels above your windows, with the rest render.

On the bottom, you could have brick or block and render ( the second one's cheaper ), as either will fit with your house.

The brick finish would stand out, the render would blend in, depends on what you fancy.

i think we are having a bit of a gap! will double check. still really stuck, as we're quite set on having slate on the roof of the extension below so it would tie in if we had slate on the dormer. i think the lintels are going to be going as the extension below has a pitched roof. ahhhh dilemma !!

Many thanks Owl for the feedback. I understand what you are saying regarding constraints and the loft stair is something that was proposed by our architect and that we explored in detail. However, it is not something relevant for our family situation with our children and their specific needs; and in addition, it was making the rooms at the end of the corridor (on the left side) either too big (if merged into 1) or (if keep as 2 bedrooms as they are) too small. The middle bedroom was becoming very small and the 2 rooms above where not that much bigger due to the shape of the roof. Our architect did draw plan for this option but after review, it was not the right thing for us. I am keen to know, with our current constraints, you or any one else has some comments :) it would be really appreciate. Many thanks

I'd go for dimmable downlights (yes you can get dimmable ones, your electrician will advise), but also include lamps for when you want cosiness (bedside ones and perhaps elsewhere too), plus potentially a pendant of some sort (again dimmable) over the bed if there's definitely one location for it. You could include a nice bright light over a dressing table for make up (though take care you don't create lots of shadows). You could also have some subtle lighting via LED strips as mentioned - eg if you have some bookshelves you can light the shelving, or you could have them inside wardrobes etc to help make everything easy to find when you're dressing. When you're creating a room from scratch it's an ideal opportunity to design something that really works.

Just wondering, if we went back to the picture with the original design with a bedroom, bathroom and study area in the loft. Options one is bathroom under the eaves. The architect has suggested running the soil pipe down the outside of the building which I think a) would look ugly and b) would need extensive and expensive groundworks to join to main drains. I wound have thought running under the floorboards to join existing soil pipe behind the loo in the bathroom would make more sense? Option two is moving bathroom to the back by the window, into the study area. I was initially against this as it seemed to make more sense to enjoy the view with a bedroom/ study but I’m now wondering if this is actually the most sensible? If so I’m wondering about the layout for the dressing area/ reading nook/study area and if anyone has any good ideas? Thanks in advance for your help!

Hi Twamleyk, Theoretically, the loft conversion that you have described could fall within permitted development rights, subject to some design limits and any local restrictions. Therefore you might not need to go through a planning application process. But this is an unusual case with the rooms below needing altering as well, so a pre-application enquiry with your local planning authority would be highly recommended. Inspections and calculations from a structural engineer would also be needed, but timber frame construction could be used to keep the additional load (weight) to levels which should be acceptable for the existing structure. Have you considered just adding 1 or more velux rooflights and a fixed loft ladder/space saver stairs, or does this not add enough space for your requirements?
