Comments (8)My biggest tip is do not do any online shopping when you've had a few, unless you want to experience the pleasure/pain of checking your eBay account to see "Congratulations you are the winning bidder" only to realise that the item is at the opposite end of the country, the seller does not arrange transport and you don't even remember why you wanted it. (Or is that just me). Other things would be to ask the seller to confirm the measurements (especially where a few millimetres difference would be critical) and hope that they can read a tape measure properly. Don't be afraid to ask for additional photographs including close-ups, if the seller can't be bothered, then don't be too sure that the item is as described, a description saying good condition can be subjective and don't forget that the camera can lie, especially with colours. If you are looking for something fairly commonplace then it can be worth waiting for it to turn up close enough to home, so that you can try to have a look before committing yourself; for the rare items you may have to take a chance, the worst case is that if you really don't like it you might have to sell it on again. Comments (10)1. Make them think "plenty of room" - If you live there rent some storage, make even the insides of wardrobes tidy, it shows that you have enough storage. Increase floor space, place some items of furniture on an angle to widen the room. Remove anything personal : photographs etc 2. Make them think "achievable" - Look at the recently sold houses on right-move on your street or local, price appropriately and if staged correctly with enough viewers you may even get a bidding war which is higher than asking price. People usually search between round figures so dont price it slightly over a round figure. E.g. you may miss out on someone willing to stretch their budget to 305k when they search 250k to 300k. 3. Make them think " spacious, cheerful" - Make sure curtains are not blocking any light, wide open, maximise natural light. 4. Make them think "fresh new start" - Do not use fake smells such as air freshener sprays, it is obvious that it is a cover up. Air the property out and use natural smells such as coffee/ bread in oven/ cinnamon boiled in a pan/ fresh flowers if you can look after them 5. Make them think "well looked after" -Fill any cracks, fix any small details, make the boiler look clean, freshen paint etc 6. Make them think "this is what I aspire to" - a well balanced, quality , thought through interior that suits the story of the house and most importantly the target market can be achieved with the use of a trained designer. etc.....See MoreSal89
