We have been approved planning permission to extend single storey, front and side With sky lantern. we are set on a flat roof with wildflower and sedum. Considering keeping the tiles. front door will be moved forward and there will be a window on the left. Not sure what the new render should be for the extension? Brick ? Comments (12)What a great picture, and a design that could easily be adjusted for your site, in terms of both hard landscaping and soft landscaping for a Cheshire site. The elements of slabs, wooden boards, rendered walls, low hidden water feature and lush low-maintenance planting can be achieved on a small budget. Water features surprisingly cost quite a bit, even a simple rill such as in the picture with small bubbling jets and lighting. To keep the cost down, you could look for concrete slabs, and use a softer wood and then stain it to the colour you want, rather than going for an expensive Iroko wooden board. Of course, once you start staining you will need a regular care schedule of cleaning it and re-staining it. Perhaps if the budget will allow, you could spend more on say composite decking boards and a stylish piece of furniture, and then use cheaper products elsewhere. A good Internet search will reveal some great products, but don't get carried away. Stick to your idea of how the garden should look and be strict with yourself. Comments (19)Thank you for your comments. The article you posted was really interesting and pretty much sums up what is going on with the house. The downstairs floor are concrete and blackjacked as they have obviously taken up the flags, They are also uneven so will have to get taken up to level out. I'm hoping there isn't 10 inches of concrete but even so it's going to be difficult to take out. This has pushed water into the walls, so they then blackjacked the bottoms of those and this has pushed the water higher. If only any of this was present when I bought the house I won't have bought it. The builder they recommended that had done all the works was supposed to be a member of the Federation of Master Builders, but I remember looking him up when problems first started arising and he wasn't listed. We have started stripped all the plaster from the external wall and the room is starting to get drier already. The walls are no longer sweating. I'm trying to work out what is under the blackjack. It doesn't look like plaster and I'm wondering it they have put some sort of cement based render on the stonework. Either way it's all going to have to be done correctly now. Comments (24)ouch, that's a lot. we are planning to get few guys in to get quotes. it's around 3m x 2m span on outside storage. the reason being we are thinking of using the space in outside storage area to be merged with extension and use as utility area. @ Jonathan, another question if you are ok for me to ask. we are also toying with idea of extending fully on back giving room on right side of plan ensuite. that's essentially for daughter giving her a more private space while son should be fine with common bathroom on first floor. this will also give a far bigger loft in case we want to go into loft in future. as of now we don't want to go to loft as my wife personally don't like loft rooms. how much that would add to my budget given we are tight on budget though can create some flexibility using personal loan. let me know your thoughts around having another room with ensuite on first floor....See Moreobobble
