Rough cost of converting a cellar.

I have a grade 2 listed three storey cottage which I have renovated over the past couple of years .

I had it valued before Xmas and was advised to have my cellar converted.

It is about 17ft ,dry and has a concrete floor ,It will need the floor digging out for extra height on the ceiling and heating putting in .Has anyone done anything similar recently ?

Do I need planning permission ?

And how much would a basic conversion cost ?

Digging down significant affects the cost but it sounds necessary to make the room good enough to add value to the sale price of the house. Digging down likely means underpinning- therefore the conversion cost could be £3,000-5,000 per square metre plus fee, plus building a lightwell.

If you dig down this is classed as an extension and therefore needs planning permission. Since this work is unlikely to affect how the building looks it is difficult to imagine a planning application would be rejected.

If you are an attached property you will also have party wall considerations.

If your house has no front garden all building materials and waste will have to go through your house which likely means you would have to move out.

So you need to consider if a cellar conversion is worth it. Basically if you built a 4x5m room in the basement (which is the size of a bedroom plus bathroom or a reasonable reception room) you could well spend £80000-£100k. However in more expensive postcodes it might add more than you spend- the agent can better help with that but basically I would only look into it if your house is currently worth more than £500k.

I actually didn’t realise it would be so expensive .

Unfortunately it wouldn’t add enough value to my house to make a project like this

cost effective.

I think it will be a big expense and upheaval to go ahead with .

As I mentioned you could go further with the Open Plan idea. I decided not to put the doorway in the 'new kitchen' ( old dining room ) in to the downstairs cloakroom and use it as a Utility because:- The shape it creates would mean that it wouldn't work well as a combined loo and utility, and there's no need for a separate utility with a large kitchen and integrated appliances It's better to have a downstairs loo and cloakroom than a Utility and no downstairs loo. It's not great to have the entrance to the loo from the kitchen. . This is what it would look like. I agree with Jonathan on the size of the lounge. I think if you go more open plan as above, it will seem more spacious without doing to much work apart from a steel and removing the large portion of the kitchen wall. You could have gone completely off the charts with it and done something more like this:- However, I think the plan with the kitchen on the left and just opening it out more works just fine and involves a whole lot less expenditure!

Hey there! The only way you can obtain a good idea of build cost would be through a set of drawings. These drawings are also vital to secure your builder's quotation and ensure no hidden extras. Having had a think about this for a couple of hours I would say this:- This is probably possible for around £25k depending on finish and building requirements- This is transposed on to the floor below, as you see it's not gone in to the front area and gives you 3 beds, but no upstairs bathroom. This gives you the bathroom, but you're messing with more roof area, so the cost goes up accordingly, at a rough guess 35k+. If you go all out and extend to the rear and go up to the second floor you can probably achieve wonderous things..................who knows, it's all hypothetical.

We’re in the process of taking down our conservatory and having a rear extension for exactly the same reasons - a bigger kitchen and it’s terrible in the depths of winter and height of summer. You can try to sell your conservatory if it’s in reasonable condition. We got £350 for ours which is much better than the £600 in labour and skip hire it would have cost to have it removed. Even giving it away for free can still be worth it if it saves labour costs. I would assume that nothing about the conservatory can be reused. Generally the foundations and flooring are just not good enough. But if it turns out yours are then you’ll be pleasantly surprised rather than having a hole in your budget. Cost wise it depends on how big the area is, where you live and what you’re having done. We’re around £50k for a build of 23 sqm, but it also involves some drainage work and a very large steel beam. All decorative works (including the kitchen) are excluded from that as you can spend anywhere from £5k to £50k+ on a kitchen depending what you’re looking for. We got an architect and a structural engineer as ours is a bit complicated with the span of the steel beam, but if it’s quite simple you may be ok just with a builder. You can usually find a few architects who will come out to quote (or do a video call in the current climate) and they will be a good source of advice. We struggled to get builders interested without architects drawings as the drawings show you are serious, but they could just be because everyone is extending their properties where we live so builders are in high demand. When you need layout advice there are lots of people on Houzz who can offer very valuable input so never be afraid to ask.
