2 storey extension - design/layout suggestions
We’re in the process of planning a new 2 storey extension and I was looking for some advice regarding the layout. We have submitted plans (attachment 1 & 2) but we’re now thinking a different layout for the ground floor (attachment 3).
I would be interested to hear people’s opinion regarding the plans.

5 years agoThis is my favourite layout. If it were mine I would want a bigger island and feel that if the space is open to the lounge then a kitchen sofa seems redundant. I would also put a glass door or window at the end of the hall as a view front to back is welcoming and makes the space feel bigger.

Comments (19)So I just went outside to actually measure the full width of the house, the estate agent plans from when we bought said it's 5m wide so I was quite surprised to find its actually 5.65m and we can extend a further 50cm out so a total external width of 6.15m. Even subtracting the wall thicknesses there's more room to play with than I had originally realised! Have been fiddling with the plan. If I were to lose the raised oven and possibly the pantry the design does look more open and means I could have some open shelving too. Its just whether that ends up being form over function in terms of how I use a kitchen. Hmm decisions decisions! We'll be going out for quotations once our planning is granted so i'll make sure i get a cost for wet UFH. I think it would be the preferred route with the warmth underfloor and extra wall space is always good in open plan extensions. @minipie Thank you. The software really is great once you get to grips with it. We've started to obtain budget costs on the roof lights and one company has offered to take us to see a few recently completed projects which should hopefully give us some inspiration and allow us to gain some feedback from previous clients. I'll aim to get at least one opening roof light after all the advice received on this board. Thank you for sharing your experience. I'll look into the small radiator in the bathroom. Good idea. The extract routes are pretty easy as the kitchen hood is on an external wall, as is the utility. The WC fan will follow the existing route above the utility rooms ceiling. Comments (6)I tend to design based more on a price of £2.5k at early sketch design stage, and then get plans costed by an estimator to get a more accurate elemental budget cost. You also need to allow for VAT, contingency, and any approvals you might need to apply for, plus it's wise to get a full refurb/demolition asbestos survey to protect yours and the builders health. 5 years agoI would consider announcing the social kitchen directly from the main entrance/hallway with dramatic influence. installing a pair of glazed doors to promote borrowed light.Giving unencumbered spaciousness to the extension. Simply by
relocating the wc ( if space is available ) Keep the door from hallway to living room, which got lost in my scribbling !

@Jonathan/Danielle H - I will check dimensions to see how large we can make the island.
@OnePlan - we actually liked that design originally as that’s where our kitchen is at the moment. With that design, we’re concerned that we wouldn’t have enough space for all kitchen white goods + storage
@Keith Browning - something different but I quite like it. We do quite like the hallway so I’m not sure it would work.

5 years agoI like OnePlan’s basic idea but wonder if you would consider swapping the door to the end of the hall (so you can see right through to the garden from the front door) and then adding a utility and pantry for extra storage into the central part of the house. See below for a very rough sketch. This solves the issue of not enough kitchen and storage in OnePlan‘s layout and also means you have somewhere to close off the noisy and messy items. Or the proposed pantry could be a coat cupboard if you prefer, accessed from the hall. Of course this requires sacrificing the doors between front reception and rear open plan room so depends how you feel about that...
