In theright room, sinks can be so handy, and as a former renter in a 6 person house, a sink in a little bedroom can really ease morning bathroom traffic jams, as noone has to wait for that one person to finish showering to brush their teeth! Comments (5)Hi! You could achieve a lot of what you've mentioned with a relatively small rear single storey extension. It depends on how space efficient the design is. As well as how much space you need to move about, and the amount of space you need to have it feel good for you. Is the downstairs bedroom and ensuite necessary to accommodate mobility and access needs? If so then you could need bigger spaces for wheelchairs or mobility aids, etc. There may be alternative solutions that could make getting upstairs easier. You don't need a double storey extension, unless you want to make changes to the first floor. There are limits to the amount you can build within permitted development. Maximum of 50% of the land that forms the plot, and 4m for a detached house. You can also apply for extended permitted development which allows up to 8m for a detached house. There are other restrictions to heights and materials with permitted development. If you do work that requires planning permission there is planning legislation to be complied with but there is no specific limit to the size or form you can build.
