Comments (4)I would think building design would be better as per Elshaw's comment. When you get to the stage of building for yourself, then you pool Architects, Builders, Planners etc to help you. You have to know how to build and what can be built before you can design. Comments (21)I’m not sure which walls are structural yet. The walls all extend upstairs so the footprint for upstairs is exactly the same. Ideally I wanted to keep cost down and use the space we had available as we don’t use the existing dining room or living room. The easiest idea to me was to knock the utility walls down and open the kitchen into the dining room. However my partner thinks they may be load bearing and therefore it will be less expensive to move the kitchen to the living room. Comments (6)Personally I think the room would be plenty light enough without additional side windows- they would also have no view and limit cabinet placement in the kitchen. If you want a pantry you could build one next to the wc- personally I think the expense is unjustifiable when there are beautiful pantry cabinets that you can buy with your kitchen. Shower room- unless you have need for a downstairs shower I would put an ensuite upstairs. Utility room - Lots of flats have internal kitchens and bathrooms so it is commonplace. You can vent along the joists or go upwards through the suggested ensuite and then through the roof- in fact then you can put extractor fans in the loft so the fans are quieter in your shower room and utility. Noise- you can add extra insulation designed to dampen noise so your living room should be unaffected. Ensuite waste- I envisage this going down from the ensuite, through my suggested utility room and then under the hall floor. (Given the age of house I imagine you have a void under wooden floorboards so the soil pipe would go there and meet the drains that are almost certainly in the drive.)...See MoreReconfiguring space to fit a nursery and home office
Comments (10)I would, in no small way, be miffed that the architects incorporated a communal space without first checking they could! A basic oversight. I agree with Kingfisher. If this is a short term fix, meaning you don’t want to spend too much, then moving the staircase for such little gain seems to be throwing good money away. It looks like you could still have just about everything you require without moving the staircase. When I say just about I mean not to have an en-suite (you mention it but I cannot see it on your plan). On the lower ground you have room for the master bedroom and nursery with one bathroom. Your proposal to build a wall to make the nursery smaller, thereby continuing the corridor to the door, solves your cat flap problem and can still be done with the stairs where there are. I agree that you should remove that internal door and small wall in the hall. It would open out the space and let in more light. On the raised ground level again your plan is good and can be achieved whilst leaving the stairs well alone. You have indicated that you want the study to also serve as a third bedroom. I imagine this is for occasional guests so would primarily be a study. Have you heard of Murphy beds?They are an ingenious way to utilise your space to its fullest where the bed is stored vertically inside a cupboard. studybed.com is just one site of many that offer other combinations of transformational furniture. The studybed is a desk that folds out into a bed. That leaves your good proposal to convert the living room into the kitchen/living room and yes I would move the front door....See MoreJonathan
