Comments (4)As Jonathan shows above, normally the stairs would go directly above your current set of stairs. It does depend on the orientation of the roof. You need to come up in the where the head height is the best , so that's the middle somewhere. I like Jonathan's layout very much, it's a better use of space for the current layout, and depending on the amount of space you have left when you have taken the eaves in to consideration you will have room for another room and bathroom if not two in the loft. Comments (16)Here's a quite radical layout change. Internal walls, staircase, yet nothing too unrealistic I guess. Everything on your wishlist is in it: Hallway, bigger Master, open Kitchen with island, even managed to make the family Bath a bit bigger (be it just some extra elbow space). Only thing I've done to the loadbrearing wall, was creating a doorway to the kitchen. The external storage could still be there, but a lot(!) smaller, because of the staircase. The lounge door is moved, to divert traffic, you could close it off completely though. Hallway wider, coats under stairs. Study/playroom still there, sacrificed a bit of it for the staircase. Master bedroom now has space for a massive closet, perhaps return some to the landing for a linen closet and/or move the bottom wall to give some width to the bedroom next to it. Tried to keep the landing (ex staircase) as compact as possible, added the old landing to the bedrooms and family bath. I think flipping the kitchen to the other side of the rear extension looks like it could work, but I think we'll lose some essential kitchen storage space. I like the way you've increased the depth of the utility space, it makes the area look a lot more fuller. Comments (6)Hi Tammy, Sounds like you are considering an exciting project and a whole world of possibilities! 21 x 21 is a very big space - but with any project what suits one may not suit another. What are your biggest concerns with your current kitchen? Is it the size and feeling too enclosed, is it that the layout doesn't work for you or that you don't have enough cupboard space? The extension is definitely a great idea if you plan on using the space to entertain/main family room so that you are all connected. It would look great with a large bi-fold door across the back wall looking out into the garden, with the right furnishings and layout you can keep the room really open but zone it in a way that you can still keep everything fairly separate from each other. The existing kitchen could be turned into all sorts, an office space and utility - have a dividing partition put in to separate - positives being you have the plumbing in there already so turning into a fully functioning utility to suit your requirements would be very easy to achieve. This would free up the garage for other uses and mean you wouldn't need to access the garage for washing, hanging up coats etc. If you didn't want to turn it into a utility/office you could make it a snug. It may seem small at the moment with all the large kitchen furniture in there but once the space has been gutted it will actually feel like a really large useable space. You could make it a formal space if you plan on making the open plan space informal and family friendly. If you want to go for an informal snug then you could tie in lots of soft furnishings and different textures as well as playing with colour to make the room fun!
