Small flat re-model ideas please?!
Comments (5)Hello Ca Vow, Yes the Velux window is nice, lots of lovely light! Pics need a more panoramic view to see really.. You could add a pantry as per Karen's plan. I'd still take away the remaining living room wall so it's entirely open into the space and possibly stick to low level cupboards for food storage. Keeping the kitchen roughly where it is situated, means that tv and sitting would be at the other end of the living room. So you keep cooking and dining together so to speak. Another idea might be to have two galley style opposite rather than a U shape configuration. Moving sink round to wall other side of bathroom so plumbing together. With oven opposite it. Thus you could have a wall to ceiling pantry cupboard or double height fridge enclosed as a cupboard style on that wall where currently the sink is situated. Then if you open the entire wall to living room, you could extend the galley worktop (new sink side) and even extend that to accommodate an eating area that folds away when you don't want it... : )) Roughly speaking.. View if you were standing with your back to your fridge/pantry : )) You could house the fridge in a pantry style cupboard.... Think deVOL or Plain English... Have beautiful free standing appliances... Ideas..... Smeg Range dual fuel 60 or 90. Smeg streamline dishwasher, Dualit toaster and architect kettle.. Buy cheaper cabinet shells... and put lovely doors! Handless.. or cup handles.. Paint matt colour or lovely wooden doors like Bert and May Kitchens... Choose lovely taps... Have a lovely worktop... The watermark collection Zen, London or Elan Vital, Kohler articulated tap in Nickel or brass... Have a pot filler... Make the kitchen beautiful with these shiny things.... Celebrate the open plan and let everyone see what a fabulous kitchen you'll have... No need to hide with integrated appliances.. : ))...See MoreKitchen and downstairs remodel - ideas?
Comments (9)Thank you for the replies and sketches. Sorry for the delay in replying, we are away at the moment and where we are doesn’t have the best internet connection. I do like the sketches, however it doesn’t really fit with the future plans of using the area as a second small sitting room in the future. Also, whilst I know it is definitely the trend to have large focal kitchens, I’m not sure we want to go any bigger, plus we wouldn’t want to access through the current lounge as that wouldn’t really work with where our TV cabinet and sofa currently are. I think we are wanting to keep all the walls as per our current plan, but just wondering if there are any changes we can make keeping this in mind? If not, we are going to proceed with the above. In terms of colour, as ours is smaller than the inspiration image, we want to slightly reduce the number of colours. The main units and unit surround the fridge will be light blue, with the small island being pink. The worktops will be a dark grey sparkly quartz. The flooring will will a light grey tile effect laminate and rather than using brown wall tiles, we are opting for light grey metro/subway tiles to match in with the floor. What do people think of this? I used an app just to give an indication of how the light grey looks (obviously not an exact match)....See MoreRemodelling ideas for 3 bed semi
Comments (9)Lots of people make decisions about extending as they think that one route will be less disruption- that’s not always the case and sometimes they end up with an extension that only works for them and the next people don’t appreciate it and won’t pay for it. I think you should choose a layout that works and that adds value and once you are happy with the design consider what cost efficiencies can be employed to make it achievable. Personally I think that your current front gable is nice because it is flanked by roof on both sides and the current utility position being set back adds to the kerb appeal- so I think you should employ a professional to ensure you don’t lose the character. Separately the study could become a fourth bedroom, you could add a front facing box dormer to bedroom 2 in order to increase the size of the bedroom so it is large enough to include an ensuite. Given the current bedroom 1 is under a backward facing gable I expect it would be easier to build out here and keep an attractive roofline....See MoreHouse re-model design ideas
Comments (4)Hi Ben, Iactually really like the layout that you have proposed above and would keep costs a little lower in terms of moving things around as the pipe work etc from the existing kitchen would be in the same area as the proposed new kitchen space. The only thing I might say about your proposal is perhaps avoid having the sink on the island - Ive said to a client recently that its rare that washing up ever gets done and dried straight away so you could end up with a beautiful kitchen but a constantly cluttered island. I actually thinking keeping the sink under the window will look nicer and keep the island clutter free! But the hob on the island with a downdraft extractor would look great - my client recently had theirs installed (apologies this was a photo that they sent so its not great but i hope you get the idea!) I actually also think the layout with the tv and chairs and dining room is great maybe consider adding a over hang on the island for some high seating to create another informal social/dining space? Hope that helps and good luck with it!...See MoreMelissa Roos
