1930s wraparound dilemma

Any ideas how to set out this room? I would have liked a dining table, kitchen island and if possible small cosy seating area but the room is quite narrow and feels like a corridor to the kitchen ... never mind the presence of the pillar!All services are at the kitchen side so I don’t really want to move there will be a slightly vaulted ceiling and skylights across the rear and above the kitchen units. Also any ideas about the wc location to stop it encroaching into the room?

Hi. There are a few things that I would suggest as follows:-

1) Make the WC & utilty all the same room.

2) Relocate the corner support column to the corner of the house away from the corner and use L shaped beams on plan.

3) Have a smaller U shaped kitchen unit arrangement between the new column position and utility.

4) Keep the walk through dining area (round table usually works best)

5) Use the rear extension up to the new column position as the family siting area...

Without sizes it’s a bit tricky to advise specifically but I’ll add some comments that immediately spring to mind ...
re the loo - could you enter from hall still, but have to loo and basin in the laundry area (on left side of that room) - as long as you can keep space to have a separate laundry stack that’s accessible from kitchen - that could work ? (Will possibly need an RSJ when you knock through - so factor that and SE into costs etc ).
Re kitchen - an opening window is always a bonus in a kitchen - L shape or straight run with an island would both work - if you went for straight run you could have a window seat in the end wall - there’s a project on my pro page that’s similar - Kirsty’s kitchen - click on my name or icon to get there and have a look if you like .
Re corner post/pillar from former corner of house - if it’s within the island that works better than if it’s close to it - personally I’d leave it were it is and work with it - but if your budget is big - then look at ways to remove it if you can .
Tables come in many forms - from Bavarian beer tables to wall hung fold down ones - so with a bit of clever thinking - hopefully we could squeeze one in for you !

Hi there. I can understand your dilemma as there are a lot of tricky elements to consider in your garden with slopes, pillars and retaining walls. At the moment it looks like your driveway has an awkward change in level. You might want to consider excavating this upper level to leave you with a larger continuous area for two cars. You would then need to think about how to deal with the extra steps needed to reach the front door. I would get rid of the red brick pillars and think about widening the driveway entrance to make it easier for 2 cars. Also, as the above comment mentioned, think about how to hide the bins! No worries. It was blocked off before and we had to trapise through the whole house with shopping bags to get to the kitchen and it drove me mad. We didn't have side access then though so guess now I'd go through the new side door. I had sliding doors on the utility to save floor space but the family never shut them and it looks untidy so I'd make it a normal door. I have units to the right of the utility and I'd move these to the left side to avoid having to dog leg round them to get to the kitchen. Side door position was governed by drains and waste pipe position but if I'd been able I'd have moved it so it wasn't in the middle of the wall so I could have more of a run of units.

Personally the darkest I would go would be a mid grey tone - definately not black. You could also consider some lovely pastel tones as well? Lovely house btw!

Looking at the floor plan - there is lots you can do but I personally would wait until you know about the loft conversion or extension. Extending across the kitchen to make a more useful kitchen diner or kitchen with family room and doors into the garden at the back with the dining area kept where it is would be good. The current back family room and front lounge could be altered to anything really ie downstairs shower room between a bedroom. Office, second lounge etc etc. It’s upstairs for you that seems to be the issue so I would get someone in ASAP to check out the loft and see if it’s possible and get some costings. The stairs could possibly go with the current shower room is so you don’t lose a bedroom

Hi.

Just a few comments to consider. 1 if possible move the wc under the stair. 2 use up the space now available where the wc was to make a large U shape kitchen and also omit the utility as the tumblre dry &
washing machines can be set within the kitchen. 3 try to remove the column in the middle of the room. 4 add bifold door if within budget.
