kitchen flooring

I am remodeling house built in 1927. Which material(s) should I use for my kitchen & den? The house has hardwood floors but I need something durable that can handle scratches (dog) & stains in the kitchen & den areas. Thank you in advance for your recommendations.

Loba 2K Supra A.T. on your hardwood is the best approach. It's an extremely durable coating and will serve you well for many years to come.

IMO match what you have for hardwood unless you want the hassle and work to be done to do tile . Hardwood has been in kitchens forever and always seems to work The only other option would be a tile look vinyl tile

Hi Sarah, Huge rug under dining table - big yes! As I mentioned before, just make sure it it doesn't have a deep pile and is fairly easy to clean / hoover. This will break up the black considerably! The rug size needs to be big enough to pull all your chairs out and they still sit on the rug - that's the minimum right size. Just a thought about finding the right paint colour for your walls and cabinets to brighten everything up. When my family took a trip down to cornwall, we stayed in this lovely cottage in the country-side. The cottage had small little deep windows, so didn't get much light in. However the cottage was so bright, warm & crisp. It had been painted a white that really really worked - white can be tricky to get right. So I called the owners of the cottage to see if they had a paint can laying around so I could find out the exact colour. It was straight Brilliant White - standard paint you can get for kitchens, walls, ceilings, masonry, etc in whatever finish you need (matt, sheen, semi-gloss or gloss). I've used it a couple of times sinse to freshen up or update an area, to make small spaces pop, or just to bring a whole space that crisp - perfect white look to show off art and objects (it is one of the few whites that can do so well as art and objects usually look dull or get lost with a plain white background). This might help with your project as it is the best paint for reflecting light and brightening your areas - but it is bright - so you will have to do a test area to see if it is too bright for you, in which case go with a white toned down from that. Think the rug(s) & the paint colour change of walls & cabinets will work the best for you since you've spent a lot on your interior already and your husband likes it as is - it is hard to justify large costs when your partner thinks it is great and you've already spent a lot.. Hi Remziye, How exciting! We have used both matt and gloss successfully in kitchen designs, it is worth noting the pros and cons for these types of finishes below. Matt: Pros · Natural ambience · Texture Cons: · Stains stubborn to remove · Can appear dull depending on the colour Gloss: Pros: · Makes spaces appear larger · Easy to clean Cons: · Reflective surface appear too bright · Slippery Grout: Grout has advanced significantly they can match the exact colour of grout to the tiles, to create a subtle flow to the tiles rather than a stark contrast of an opposing grout colour, they can also match the grout the veining in the tiles to create the same effect. Functionality: The kitchen is usually a place with the largest traffic flow within a home and the tile options need to reflect the function of your space. SPEAK Project: We recently completed a project which reflected the needs of a couple with opposing tastes in tile finishes. The solution we opted for was a matt within the kitchen space and a high gloss mixed into this tile and flowing through into the two other rooms which branched off from the kitchen, the result was stunning. As Silverlined suggests, the most cost effective (and scratch resistant) floor is a sand/refinish of the hardwoods with a HIGH END 2part water based polyurethane. In your situation I would HIGHLY recommend The Loba 2K Supra AT (love it....love it love it love it! If it can make cork flooring scratch resistant then it can do triple the work on hardwood...I kid you not!) or Bona Traffic HD (make sure you SPECIFY IN WRITING 'Traffic HD').

These two 'super powers' of the finishing industry will serve you VERY WELL for 20+ years (go for the triple coating of the finish = darn near indestructible finish).

A full sand/refinish with a high-end finish (listed above) is $5-$6/sf. That is one of the cheapest floors you will ever 'put in'. And they are already there. Remember: floors are done LAST!

Is your home all wood flooring now?....if so then the re-finishing is really the best option.... maybe not the cheapest?...depending on the size of the area in question...

The kitchen has been added so it doesn’t have any flooring at this time. The hardwoods are in the rest of the house.
Since I don’t have any flooring yet, is there any other material you would recommend besides wood? Someone suggested marble, but it doesn’t seem like a good idea in a kitchen/den with a big dog sliding all over the place.

If you have never cooked in a kitchen with tile flooring, you may not know how uncomfortable it can be to stand on tile for long periods of time. It can also be quite slippery when wet. I would stick with wood, like so many have also recommended.

Tile is better at protecting your sub floor and floor joists from water damage, though. I had to make a subfloor repair in my kitchen under my old fridge in anticipation of the arrival of the new one. I covered the subfloor patch with cement backer board and a wood look tile that matches my flooring pretty well. So I have tile under my refrigerator run as it has a water line, and I plan to do the same under my sink run when the time comes. It’s an option to consider. But without a doubt, I would choose (and am choosing) hardwood floors for my own space. No grout, easy maintenance, beautiful, can be re-finished down the line if necessary, and a pleasure to stand on. In your space it also maintains a look throughout the home. Good luck!

Not sure i would want marble in a kitchen ...and porcelain tile is so slippery altho’ you may find one with a matte finish...LVP has lots of advantages and lots of looks ....another exciting option that is practical is concrete tiles with a pretty pattern....my favorite for function is the LVP.....as you can drop a dish or a glass and it is much less likely to break

Flooring has to fit with your lifestyle and how you use your home.

If hardwood is not ideal because you live a busy life, have dogs and don't want to be worried about the floor don't do hardwood. Perfectly fine answer.

It is also perfectly okay not to have the same flooring throughout your home. Up until the last couple of decades few people had one flooring throughout the house.

My last home had tile throughout - after 20 years of living there my heels, back and legs hurt every night. I moved into a home with carpet and the pain has gone away. I don't want tile anymore, but I loved the look and loved how easy it was to clean and maintain. I hated that anything that dropped broke or if you dropped something heavy like a hammer you would break the floor. An earthquake also cracked a whole row of tiles.

I love the softness and quietness of the carpeted floors in my current home, but I hate to vacuum and hate trying to keep it clean with my dog running in and out and worrying if I may be bringing dirt in on my shoes.

I thought about hardwood/engineered hardwood for a few seconds, but I have a crazy dog and don't like to worry about stuff and I didn't like the price.

I ended up buying LVT flooring and am very happy with the decision. It hit the right balance for my lifestyle. It should last about 20-25 years, so by the time it needs replaced I'll be headed for a nursing home or dead. It isn't as soft as carpet, but it is soft enough not to cause joint pain and break all my treasured possessions. It was relatively inexpensive and easy to install. The tile I bought looks like tile vs wood, which is the look I love.

Balance your needs, wants and pick the flooring that works best for your lifestyle and budget.
