Two small ensuites - how to make them work best

Hi,

I'm trying to get ahead of the curve and make sure I'm not having to make quick and poorly thought through decisions with the builder pushing so he can get on!

I have two enuites planned which a bathroom shop has advised are both pretty small. They have come up with layouts that include hung toilets (sound expensive) and cloakroom sinks (sound impractical). There's a lot of new stud wall which should help with pipework and therefore space I hope.

Anyone fancy trying their hand at a layout which will be practical and not crazy money?

PS the rear ensuite wall contsining the wall is unusual. I was trying to retain a sort of chimney breast in the bedroom as the proper one is to be removed thats a whole other debate! :0)

We are doing the same. weve done our build in 2 phases so weve just conpleted the single storey rear extension and about to start building the double storey in April. Although we are making our front box room bigger by taking it out over the new attached garage to make hopefully 4 double bedrooms. the room will only be 2.38m wide and around 4.3m long with a 90cm space for a shower, toilet and sink. hoping it works and the above from man about the house gives me hope it will as i plan to do something similar with a small area at the back literally for the bed and some bedside tables then a small walk through wardrobe area and then a thin ensuite. will decide where to put stud walls once the shell and floor in built so i can determine the space needed.

Hi Annie, The new layout your husband is suggesting could be a possibility however it all depends on where the toilet waste pipe is located as this would affect where the toilet can be placed. The waste pipe might be visible externally or this could be in an adjoining room below floor level. From your pictures, there is no soil stack in the bathroom area which indicates your waste would flow by one of the two previous options. This is critical to any consideration of layout changes. Should this be possible then we think a good option to maximise space would a wet room with the shower area situated along the back wall with a glass screen panel. These panels are perfect to save space and also provide a sleek and modern look. To allow enough space for a toilet and sink we believe the best option would be to bring the recessed wall forward at half height which removes any restrictions and creates more space to work with. To further maximise space, a wall to back or wall hung WC would work and look better. The WC could be placed next to the shower and then a sink or vanity unit near the door. The recessed area which we would bring forward could still be used for recessed shelving above the sink. Your current design makes the entrance area feel very narrow therefore, changing the layout as suggested would make this room feel bigger.

It really comes down to how many clothes you have and how much space you need to store them, along with where you prefer to get dressed and how you use your ensuite - obviously no point having double sink if you never share the bathroom, but if you're brushing your teeth while the other half is doing their thing in the next sink then this bigger ensuite might work better for you. It all depends on how you want to live, how much stuff you have and where you want to store it. Thanks all this is very reassuring! Here is a pic of the layout. The wall between the bedroom and the en-suite is going to be stud while The opposite wall with sink against it is a solid outer wall (but we’ve an extension the other side of it now) so that was making me think if I put the shower head on that wall then I’d need to have it built out a bit to accommodate piping Or chased in (?) - so perhaps the more logical option is to have the shower head on the bedroom wall side where it’s stud or from the Far end wall and then Pop a niche in the stud? Wet room would be the dream Sarah but I think too costly for us so hoping we can get a slimline tray not on risers ideally, or if it has to be raised, to make a feature of it by tiling or making a wee flat bit before tray starts.

Hi! I can have a look at your floor plan and try a layout for you! But I have two questions. Is there already some existing pipes (if so, it is cheaper to place new elements on existing pipework)? Thanks Saara and Eerospace.

There are existing pipes at the rear; the original separate WC (to be converted along with a cuboard and landing area, into a 4th bedroom) and the bathroom (to be reduced in size so the rear ensuite can be created following a chimney removal). There are no existing pipes for the front ensuite and will have to be laid along joists under a bedroom and out at the side of the house.

The plans were drawn up by the architect so I didn't question sizes of rooms at the time as I supposed they would be suitable.
