How can you support rsj without having nibs, if so what costs?

We are building an extension to our house and would like to avoid side nibs supporting the RSJ across the back of the house. Is this possible? What sort of cost could be involved?

Hello Anastasia, I hope you are well. I love the Cole and Son hicks hexagon too and it does look absolutely stunning on the wall. The quality is great too. Both designs will create a WOW and look fabulous and the hall is the place to do it. Thank you for everyone's comments, had no idea this thread would prove so popular when I started it. We are plastering this week and we have finally bought most things for the kitchen. I did find some real 'finds' though if anyone is looking. Not sure where you are based, but regarding electrical goods we researched all our own and narrowed down our list, and once we had that we looked online for the best prices for each appliance. Instead of buying from lots of different places we took it to Bentalls, who not only matched, but also cost us less, and beat some online prices with a good 'deal' price they also then will hold on to them until you need them, but if anything goes wrong you have 'bentalls' rather than several online dealers to return items to. RDO Appliances also do this if there is one near you, but i'd advise you to research prices first. Another thing we found was inserts for the kitchens. Through our kitchen supplier these were expensive, bin inserts, pull out drawers, pull out larders, even the pop up sockets, sourced seperately through ebay and online we managed to save quite a lot of money by doing this, so our fitter will still have the right things on the day, but we are not getting the inserts from the supplier. What else..... erm kitchen worktop, unbelievably the exact same worktop, same material, same cut outs etc.. same sizes differed between suppliers by 3k! so do shop around for your quartz and granite.

They put the loo near the door for people over 60 like me coming back from the shops!! Love Becci’s ideas. My late Father in Laws house was almost the mirror image of this one. The new occupants converted half the garage to a play room knocking through the back of the cupboard and took down the study / dining room wall to make a large kitchen diner. Studying ‘Your Home Made Perfect’ on the BBC - see last weeks episode on the 90s house, as very similar to this, try to get a sight line from the front door through the house to the garden so make the study window into the doors into the garden. This will make the house seem so much bigger. So adapting Becci’s plan slightly, leave the under stairs cupboard as is, open up the dining room kitchen wall and move the dining room doors to the study window and vice versa. If you do move the loo to where the utility is you could open the entrance hall up to make this very grand space. Easy!!!

You could always ask the question. Being a kitchen supplier myself l have lost count of the number of price increases we have had on carcases, fascias and worktops. lt seems never ending and of course in January 2023 yet another increase. Alternatively could you find another supplier that offers the same design of kitchen or something very similar that is prepared to adjust their price to suit your budget. If it’s £1500 extra then your supplier will loose £750 and if that were me l would say no. The market is unstable at the moment.

It is a 1850 single skinned wall and a detached house. The new extension will obviously be to todays building regs.

it will be possible to loose the nib on the extension. a structural engineer can provide the details to achieve this and your builder can work to these details. without a plan itnis hard to provide further details but it is definitely achievable to maintain the current internal wall to wall dimensions. The overall width externally will increase to account for the new cavity wall and insulation, so I effect the width of the extension will be wider outside.
