Squeezing in an upstairs shower room...

My partner and I are hoping to offer on a four-bed Victorian terrace. Like many, the bathroom is currently downstairs at the end of the kitchen. I know commonly most comprise the third back bedroom directly above the existing bathroom, however, given that it is a good size and not a small box room and that the property would likely drop in value if taken to a three-bed, I wanted to comprise the front bedroom by squeezing in a shower room.

Does anyone think this is possible, please?

Hi Kate,

I think the space would work, although getting the plumbing etc all sorted could be a lot of work. A professional should be able to advise.

Have you had a looked online at any other houses on the street that might have already converted that bedroom to a bathroom (if the houses are similar layout?) Your estate agent might be able to advise of recently sold houses in the area that converted the bedroom & impact it had on selling price.

Does the house need updating generally? I.e. will you be adding value by modernising/extending?

I personally would prefer a bathroom on the first floor especially with a bedroom on the second floor. We were advised that moving the bathroom upstairs would outweigh losing a bedroom so we removed the third bed (a double room) in our old house. We were doing a full renovation though.

Hi Nicola, thanks for replying :)

On comparison most 3 bed properties in the area are listed on average £10K less than 4 bed.

We definitely will seek advice from an EA, that's a good shout. The house does need updating but for now we wouldn't be looking to extend. Ideally at some point we would like to add a newer and larger dormer to the loft conversion and add an ensuite there to.

It's always a hard one trying to weigh up- what we need space wise (4-bed, ideally) Vs the practicals- having a decent upstairs bathroom. We just don't want to make the wrong decision when we are spending so much money!

No worry re pics! Option 2. You would effectively want to walk into a wall from the lounge which you may not like. If you finished the utility in line with the shower would that be too small? I think you'd only have about 4ft on the external wall though and the external door wouldn't be in the utility. Maybe a pocket door on the shower to allow a unit or 2 on the bottom wall? I don't think there is enough room between the loo and shower though. The room is only about 4ft wide and the loo will project a fair bit. Option 1 could work with the shower door opening into the hall but I wouldn't want to walk into the utility straight from the lounge so would make the room smaller. I would maybe think about moving the door from the utility out into the garden too. I'd draw everything exactly to scale though with bathroom fittings and utility cabinets etc so you can see exactly what space there is. Do you not like the idea of a combined utility? Will you use it for hanging up washing and ironing etc or just washing and tumble drying?

With the space you have available the easiest thing to do would be to take some of the landing space into the bathroom, split that into an ensuite for the larger rear bedroom and a main bathroom accessed from the landing. Then move the partition wall between the two front bedrooms and make them more similar in size. As long as this doesn't involved structural work this should be relatively easy. You won't get an extra bedroom but you'll get a better range of bedrooms and an ensuite. You could possible add a little more space into the rear bedroom when you reconfigure the bathroom as well to make this a better sized master bedroom, or add in a wardrobe space.

I like the idea of having the washing machine upstairs if there is space, as I find carrying the washing downstairs difficult as I have arthritis. I can’t be bothered with the “is it going to rain or not” involved with drying clothes outside. I dry mine on a clothes dryer in a spare bedroom. As to the complexities of the pipework, well people who live in flats seem to cope.

I think an ensuite without a toilet is fine, since you already have two loos there. Maybe you could squeeze another toilet in somewhere downstairs, closer to the soil pipe?
