Design Dilemma Renovating Exteriors

1970’s Split exterior design help

Hello, we I am need of advice. We recently bought this home and are planning to remold the exterior. We have chosen white (snow) Certainteed siding in Carolina beaded, black gutters, onyx-charcoal roof, black front door, but just received a message from
our architect that we would need a variance to put on a front porch to right side of the house. Seeing as variances can take months...I would love some suggestions as to what we can to do modernize our tired home. We are not married to the above choices and are very open to suggestions that can prevent this variance. So far our architect offered a portico open roof but we are not sure if that would make it look even more dated.

I like your choice of colors for siding, gutters, roof. I think it would look sooooooo good!

You would need modern style light and numbers.

Following on from radicalman's comment, even if you can't afford to do everything at once, ask the architect to draw up exactly what you want to achieve and to set it out so you can do it in several logical stages if need be, so you end up with a cohesive whole. You'll save money that way and end up with a pleasing whole. - someone I know has spent a fortune on their 70s bungalow doing loads of separate projects: add a conservatory, convert the loft, new kitchen, make the garage into a utility room, patio behind the house, fountain in front(!) change the windows and sadly, despite having spent a fortune over the years, has ended up with a sad looking bungalow containing a warren of small rooms and no flow whatsoever.

Oh, wow, beautiful job! May I ask what the budget was? I see the post is 4 years old, but I wonder what the price of a renovation like this would be now. I have a decent, small house located on a beach. Currently, I'm a tenant with the help of playarealestategroup.com, but I'm planning on buying my own home. The real estate agency I mentioned only does business in certain places, and I'd like to move to the US. If you or anyone has some information about house prices in the US, I'd be grateful :)

I know you said you don't want to go contemporary, but 70s houses upgrade really well with contemporary renovations because of their dimensions and shallow roofs I did a design for another post with a 70s house not to long ago... Thanks everyone for your input so far, really appreciate your thoughts and ideas. Lots of alternative solutions that we hadn’t even considered. While ideally I would like to have remove the gable roof, from informal conversations with planners, it seems this would most likely need planning permission, which I don’t think would be worth the time and expense etc. But I am particularly drawn to the cheaper and easier option of painting the gable a dark grey to help it blend in with the roof. The garage door is a tricky one – I can definitely see the benefit of having it darker (again, not something we had considered) but it’s a fancy expensive electric roller door that most likely would not operate optimally if we painted it, and I’m not sure I can justify the cost of replacing it. As is always the way, of course, it’s a cost vs benefit decision. But yes, in the end, it is a 1970s house, so I think we do perhaps need to focus on making it ‘good enough’ and then enjoy the house for all it’s (internal!) benefits. Thanks again all.

Hi Rosaura,

My first recommendation would be for any design to remove a slanted roofing as it would be difficult to compliment the rest of your roof. With the housing being timber I think either a laminate material or a timber, as in the image below, design would work best. The modern aspects I like about the photo are the hardwood battens on the right hand side, finish on the overhang, and the timber underside with lighting of the roofing. Possibly out of budget, to further 'modernize' it you could stain the pathway to look timber and add a glass wall on the right hand side of the entrance path with plants resting against it.
