Reconfiguration of downstairs masoniette

Hi All,Looking for some advice as don't know where to start. I am due to exchange on a flat.It has a small rear extension built to the rear which is the current bathroom. The kitchen is currently in the old bathroom area and the living room is in the old kitchen.I would like to bring the kitchen back into it's original place(The current living room) but make it smaller to accommodate the bathroom too, and make a bedroom out of the rear extension and also use some of the current kitchen space.I will attach floor plans which will hopefully explain what I mean.I haven't got a big budget so would be like to be as cheap as possible, happy to reuse the existing bathroom and kitchen and just relocate it.I haven't got a clue what this will cost and where to start, structural engineer? - please help

Hi Paul, There is very little you need to do to reconfigure the downstairs for what you've said you want. Here is how to get everything you want: Use the current Sitting Room as a play room Knock the wall down between the current Dinning Room & Kitchen. Add large windows, ample doors, sliding doors or concertina to this area to face the garden. You can either stagger those to go with the current footprint of the house, or shave off the small back portion that protrudes, or add to level that area out (which will require moving the downstairs bathroom window). Optional : put sliding doors or pocket doors or concertina doors in between the current Lounge & new Kit - Diner space to give you self the option of opening up the lounge to views of the back garden and closing it to be separate when you want to. Keep the Lounge as a Lounge Use the current downstairs Bedroom as a Study - adding double doors out onto the garden for more light and better views. Removing the Outside Store or utilizing that space better is of course optional. Looks like a lovely home that will work how you want to live with very little structural changes overall - just some glass at the back, knocking down one wall, optionally installing some doors here and there, and configuring a new kitchen. Otherwise, it is really just about all the cosmetics and putting your own stamp on it. Best wishes & good luck!

Looks like the start of a great plan. I'd probably close up the existing WC window so the kitchen cabinets can extend all the way along that wall. I'd also keep the doors between dining and living room - just for flexibility if you ever had large family gatherings it's nice to be able to flow into another room easily - and it'll save money not to block up that doorway. Do you use the Study room? If not, then that looks a nice spot for WC and/or utility room, leaving more room for garage. Also, for the island - maybe think about having an island on wheels so that you can move it around the kitchen to suit your needs which might vary - rather than fix it in one spot and find it's not really great for anything - just something to consider.

Hi My first thoughts on your proposed plans are could you create a corner dining area with upholstered bench seating in the corner (top right of kitchen plan)? Could you also steal some of your study space for the utility thus allowing kitchen units to run down from the hall by the new doorway and stairs, facing the corner dining area so you could face the family when doing key cooking? I’m imagining that to be prep and hob cooking so a small rinsing sink as well. (You may need to reconfigure the glass doorway entrance, I personally, budget allowing, would have the dimensions in line with the new sitting room doors and the patio doors even if there needs to be a half wall to accommodate the bench seating). Having two entrances would be good with young children I feel. The run of kitchen units you currently have could then be tall housing for ovens, fridge/freezer and pantry stores culminating in a wet area for dishwasher and main sink, freeing up the window for another set of french doors out perhaps. The sofa could then be against the wc wall and a tv on the wall where the hoover currently is. You could also make a feature of the post (I’m assuming the arch part will disappear) perhaps a high breakfast bar connecting to your prep area if you need more work surface. Hi, If you open the plan (big beam below existing rear wall) then I would move the kitchen in the new extension, put the toilet and utility where the kitchen is now, but to be honest the options are endless.. Feel free to get in touch if you need help with the design and drawings. Cheers

Might be worth talking to the fire regs people as you might find the kitchen was moved to the back to comply with regs for your building.

I don't think so because next door is without an extension and kitchen is in the middle, below is neighbours floor plan

They have an extra door between the kitchen and the hall that you don’t appear to be having . Speak to the fire regulations people to keep you, and the others in your building, safe before you commit to any changes.

I can add a fire door.

I have also found a floor plan to a masoniette on the next road - identical to mine prior to the extension - looks like it's recently been renovated so my local council Ealing should agree.

Will 25k be enough to change the floor plan, remove some load bearing walls, create new stud walls, electrical and plumbing?

Hi Laura, I'm hoping to gain a bigger living room moving to the front of the masoniette .

And a better placed kitchen creating space for a small table and chairs

Why not leave the walls and the kitchen in place and just move the bathroom?

Although moving a bathroom means plumbing and costs of drains I think it will still be cheaper that knocking down walls and moving everything.
Don’t forget that any alterations to a leasehold property requires landlord permission and moving a bathroom requires building regs.
