Comments (4)Had a look - and I really love them!! I think they're a fantastic, simple yet stylish product that will work wonderfully well an cool, contemporary kitchens and other spaces. Pricing seems pretty good too. I'd love to see these in a stone-type range (a silestone or other quart-type product would be awesome!) How are you planning on getting these to market? We'll shortly be redoing one of our main showcase handless kitchen displays (doubles as a consultation area), and these would look great there. We may be using Karndean's "Kaleidoscope" flooring product, and these would tie in perfectly (you should check it out!). I'd be interested in a couple of sets to have in our showroom and be able to offer as an "upsell", if you offer trade terms - feel free to get in touch! Comments (6)Hi yvonne_oliver57 I think that Jonathan is correct in that having a professional look over your plans would ensure you have considered how usable your current square footage is and that the minimal number of changes are made to get exactly what you want. An architect would be able to help with this, as would a concept planner or designer (like us and many others on Houzz Pro section). For my own clients I come on board at the very start and begin with a layout package. This starts with looking at your needs for the space and gives you 3 layout options that best suit your needs. These are shown in a 3D format with walk around videos and a list of pro's and con's for each option. It really allows you to analyse the space and how it can be used. On finalising your layout, it is then taking to your architect for final exterior plans and any planning permission to be sought. As Jonathan also mentioned, this keeps costs down and ensures every aspect of the interior is considered from the start.. after all the layout is one of the hardest and most expensive things to change down the line :) Best of luck with your project.. looks like you have some exciting times ahead. Comments (18)I think you could try the TV where you've suggested but I wonder if you've ever had your living room and dining room swapped over? I know some people don't like entering straight into the living room but it does seem a little larger from the floor plan and you could create a hallway effect by having a console table/shelf, mirror/ coat stand etc by the doorway (maybe items you already have or can pick up on FB marketplace very cheaply) . It would then mean your dining space is more connected to the kitchen. Although it looks like you currently use the space as a home office as, well, sometimes it can appear like a large hallway/corridor rather than reception room in its own right as you use it to walk through to the rest of the house. If you have trouble visualising your outside space as a nice seating area some buyers will too. I've attached some photos for inspiration. Some are obviously staged and they must have to put a lot of thecstuff away at night but you get the idea of how seating, soft furnishings and greenery can make the space much more attractive. Some of hard landscaping on these pictures aren't very nice but they eye is detracted from them with the other stuff going on. Comments (3)I really like your layout, but I think the downstairs toilet is too tucked away. If you’re in the living room or office, you’d have to walk through the entire downstairs to get to the toilet. Also, I think the utility is too far away from outside to hang washing and too far from upstairs to bring down laundry. Personally I’d change the current utility and WC to a big walk in pantry/utility with extra kitchen storage space (at the moment there wouldn’t be enough kitchen storage for me). Then I’d change the mud room to a toilet with a door from the hallway and a utility/ mud room with the washing machine and sink etc so that it’s closer to upstairs and has a door to outside.
