Design Dilemma Kitchens

Design of bungalow and kitchen layout

Having had good advice on Houzz previously, I would like your opinions on the layout of the bungalow overall and how to improve the layout of the kitchen as there are a number of doors. The photos are from agents.

I'm no pro at this sort of thing, there are many good floor-plan makers on Houzz. I think you should open up the living area/kitchen/dining room?

Thankyou Twyla. Is there a better layout to organise kitchen so dining area has own space? Where would an integrated oven at eye level?

Stating that there is a ceiling price suggests you are doing up to sell not because your family needs more bedrooms. Check that a three bed is going to be worth more because wherever you put it other rooms will be compromised. If you are looking to maximise profit then you need to look at who is likely to buy it. If it is a good rental proposition you will likely need two bathrooms, if it is for an older person then you probably need to make it low maintenance including the garden, if it is for a family you likely need to increase both the bedrooms and the living accommodation.

Hi Kanupriyaj, thank you for posting! I see your point. From my perspective of view, I see coming the idea of converting the garage into a kitchen and deleting the wall in between, the open plan kitchen/living room will help you having more light bouncing around. The current utility room could be converted in a bathroom so you could have your desired ensuite (accessed from the biggest bedroom). The current kitchen could be converted to a study. Alternatively to this, another option could be, having the smallest bedroom as ensuite (should you wish to maximise the spaces), the current kitchen converted to a bigger bathroom and the current utility room as a study. The options are endless, and I could play on allocations all day long, however I believe that we should start on thinking how you wish to use the space. Hi I'm back! I don't know if updates are useful at this point but I have changed my mind so many times about the best layout for this space..is this normal?! Having lived with the idea of an island for a bit I just wasn't loving the flow of the room and the kitchen situated at opposite sides of the room, and dining table floating in the middle. The room is too narrow now that I've reinstated the wall to have at least 1m around the sides of an island that would comfortably fit 3 stools. Worktop runs were also proving tricky. The problem is there are two necessary thoroughfares in the space - to the living room and to the garden (as pictured). So had to think out the box a bit. Played around with a peninsula layout and it has really grown on me. Added shallow larder storage too. Hob placement tbc. Any obvious alternative layouts that I have not thought of? (also, I know fridge next to oven is not ideal, we currently have this in our kitchen and find it is fine. Fridge placement has been the biggest headache!)

I have a friend who did the same- she had all the internal walls down and started again with electrics, heating, walls etc. Her research showed the cost was identical to making piecemeal changes. Its still an expensive job and she took it on because the purchase price was right…. But if you are paying market value and still have to do lots of work it might be better to keep looking for a property that ticks more boxes. This is what I would do to the layout to maximise the space- don’t forget that changes to the front will also need planning permission

Fine. There would be. How much are you willing to change, i.e. are you going to replace the kitchen, knock down walls, replace flooring etc?

Yes I would be keen to see what can be done with the space, without restrictions. The AC cupboard and one next to it could be opened up. On the first photo the external kitchen has pipes going round to side where the drain is. There should be room for dishwasher, washing machine,fridge freezer and dining for 6. I am just lost. Thankyou

Are you wanting a completely open living area, dining room and kitchen, or would you prefer some walls?

I am happy to draft a plan for you. I assume you'd like to keep all windows and doors where they are?

Yes door and window should remain and possibly boiler cupboard near the back door. A kitchen dining room in the kitchen would be best

is the circled black block a fireplace? or if so, what is it?

You could take out the wall from that 'block' to the exterior wall and/or the AC and cupboard wall. You could, depending on how wide it is, have a dining table in that space and a kitchen where the kitchen is now.

Is there anything you haven't got that you would like, i.e. a kitchen island, a utility room?

Yes it is a fireplace I would have to enquire about which part is load- baring. Pretty flexible with island and utility due to space. Thank you
