Self building - finding a plot

Does anyone have experience of working with an architect to help find the right plot for a self-build? Particularly interested in the Highlands.

You don't need an architect, just a quality contractor

Key points

Has plot planning
Is it zoned
Are utilities available, water, electric, broadband
Septic tank required, is ground free draining
Local amenities nearby,
Is it practical
Obviously check if it's on a flood plain, look at old maps for streams, wells etc basics

Is site sheltered
Ask neighbouring houses for advice
Is it above the road, never build in a hole
Try to avoid land with rushes as indicates poor land
Local builder will advise what typical foundations are required, will know lay of the land
Save having to incur costs for piling or reduce purchase price

Land deals in Ireland are completed in numerous cases
Subject to Planning
so if planning isn't accepted, you only forfeit application cost, therefore you haven't bought a field for a picnic

Hi. Don't bother with big lenders- we spent ages getting nowhere . None of them lend to anyone. We finally got a mortgage with a small building society .Swansea Building Society. Many smaller building societies are willing apparently but they tend to make applications a bit lengthy as they want to know everything and then double check. Ours took 3/4 months to come through because of all the paperwork. The mortgage itself was very suitable and they were very helpful . We have added complications- section 106 clause and my husband is self employed . They were willing to lend 60% of the value of the land as the first stage of the mortgage. Ours is payed in 2 stages and is an interest only mortgage for the first 2 years and then we will change it to a capital repayment one. My advice is to find a mortgage and apply for it sooner than you think you need it or stress levels rise once you begin building. Good luck!

I think coving and picture rails look great in grand rooms with high ceilings...... Since this is a modern house you might not have rooms that are shaped or proportioned like period homes. But you can add things to contribute to a feeling. If you like rustic then consider adding timber and stone on walls and floor. If you like minimal you could add mirror and have shadow lines rather than architrave. If you want grand you can have sumptuous fabrics and deeply painted /patterned walls. Perhaps you should employ an interior designer and if budget is tight prioritise the biggest room.

Another option /take on things for the downstairs area ... ( although I do like what you have come up with so far - but if you are 'messy kitchen people' this might be a way to get around that ) Have an L shape kitchen with large pantry, island and bar seating in the area labelled living space - and use the triple aspect space as a wonderful lounge area. This means guests won't wander around your kitchen while making their way to the lounge. ( so if the kitchen is messy and you get guests popping in - you simply close the kitchen doors ) You could add a glass veranda to the space outside the new kitchen, to put a dining table under cover for eating alfresco too perhaps ? The formal dining space can stay where it is. The space marked pantry can be either a study /office nook,to free up a bedroom, or a wine cellar /drinks station ?! Complete with wine and beer fridge and shelves for glasses etc

I think Karen probably means extending......................you just need to know where the 'build line' is, which normally runs from the front of your house to the fronts of the others. Councils do not generally like building in front of the build line. With regards fencing, the general rule of thumb as per my render above, that you cannot put a 6 ft fence within 1 metre of the highway without permission, thus, why I chose to mark it 1 metre back of that. The council can tell you all of this, but you might find the Planning Portal very useful, there's an 'interactive' house on there, which you can explore to see what you do and don't need permission for.
