concrete floors - small cracks - normal or not?

Hi - we’ve just had a concrete floor laid in the kitchen and noticed some small but visible cracks. They are not wide but are 30cm + long. We also have expansion joints elsewhere in the slab. Are these small cracks something to be concerned about and assessed or should they be okay over time? Thanks

If your worried get them accessed, or ask the builder you used for them if thats normal. I'm not an expert on concreat but I'd be a bit like you on this.

I've done most of the above advice (got a Japanese Maple in the hidden corner thanks North Leeds), am training grapevines up the back wall, lots of biggish similar mixed planters, I have some tomato plants climbing up the left wall and they are providing interest. Plus lots of herbs as they add both nice smells and are useful for cooking. I just need to figure out something to do with the floor which is old, horrible, cracked concrete. I'm considering painting it in a patterned effect or just tiling it, Mediterranean style. Bigger planters look much better than the small ones I originally had, it adds more impact and obviously allows for bigger, leafier plants.

Do yourself a humongous favour and don't go for polished concrete. It is about as practical as putting down white marble. It will show every stain and scratch and doesn't age gracefully. It needs to be sealed after it is laid (and fully dried out...) - ideally with something like clear two-part resin; and that is a very expensive finish in itself. With the underfloor heating it will probably crack, and to get it right requires a lot of depth (and weight) which you probably don't have in a flat. We have tried this many times and have learned the problems the hard way. The solution that I have arrived at is to go for large format fully vitrified porcelain tiles in a "concrete" finish. These days they come in massive sizes - 60 x 120cm and even 75 x 150cm, which give you the "slab" look and feel, and the finish is bomb proof. Typical ranges would be "Concreto" by Strata Tiles, "Composition" by Solus Tiles or by Microcement by Apavisa (Distributed by Strata). In fact Apavisa seem to make a large range of these tiles: http://www.apavisa.com/en/colecciones/?concepto=Cementos&espesor=&filtro=1 One caveat - in the large format these tiles are up to £45/sqm, but I would pay double that never to have to deal with another polished concrete floor again!

Hi Felicia, sorry to hear that this has happened to you too. It sounds like you have had a similar floor to us - was yours a poured concrete floor i.e. you had an 8-10mm topping poured on top of a screed? Do you know what make of material was used? So, over a year on from my initial post, we ended up having to pull the floor up and get it re-done by someone who knew what they were doing. This time, we ended up going for a solid slab of concrete which was polished up and looks great (but it cost a hell of a lot more!). The bubbles would have created problems outside in terms of water getting in, freezing, expanding and then cracking the concrete over time. But, when I was looking for a new contractor to re-do the floor (we didn’t pay the other guy anything), one of the contractors who was excellent stated that they could have repaired the floor with all of the bubbles. Essentially, the floor hadn’t been primed properly and this sort of thing can apparently happen if there are big differences between the substrate and air temperatures. They mentioned that there was a way to grind down a layer and fill in the holes so I wouldn’t despair just yet. It is a shame that your contractor is being unhelpful - ours was too. I can only suggest trying to call around some other contractors to see what can be done in the first instance. Alternatively, a lot of resin floors can now give a very similar effect to polished concrete but the cost is not cheap. Hello We recently completed a project in West London and as an architect I am generally a fan of polished concrete floors. The two companies we came across were : Lazenby's who every one knows and the Polished Concrete Flooring Contractors but there are others. It was used in the open plan kitchen and living area and looks great, we specified a Dark Basalt grey colour which came out beautifully. The one watch point we have become aware of with this type of flooring is that some clients would like to install under floor heating with it But due to the nature of concrete, polished or not, it is not a great fan of rapid temperature changes which cause expansion and visible cracking in the system. Any heating system that integrates underfloor heating with a polished concrete floor needs to be done carefully as the temperature range in the floor needs to be specially controlled. Some suppliers , such as Lazenby, will not recommend it. In this particular project we used Zender perimeter trench heaters to avoid this risk. Otherwise it is a material with a natural texture and is also a sturdy finish that is easy to maintain. The pictures were taken prior to the recent completion of the project.
