Victorian Terrace Layout Help Needed

I'm currently looking at properties as a first time buyer and my budget only stretches to Victorian terraces with an awkward 2+1 layout.

There is a house which I'm interested in where I want to reconfigure the layout so that the 3rd bedroom can be turned into a small bathroom plus very small study/3rd bedroom but I'm unsure whether the best option is to keep the stairs going sideways across the house or whether they're better repositioned so they're against the side of the house almost immediately as you walk in.

I'm not sure of the potential to extend into the loft but this is also a consideration and something I'd ideally like to still keep in mind when amending the staircase layout although making the 3rd bedroom/bathroom upstairs work is a bigger priority.

Any advice or suggestions are much appreciated!

Could you instead put the stairs along the other wall where the fireplace is in the dining room taking it up into bedroom 2? I am thinking that this would mean you could keep bedroom 1 and 3 with their own door (you would need to move bedroom 3 door) and create a bathroom and hall out of bedroom 2. The downside is you wouldn’t have a window in your bathroom but you will have one in the hall so you could have a glazed door into the bathroom (reeded glass is nice and would suit a 1930’s house).

If you are serious about a loft conversion then (if you haven’t done so already) it would be worthwhile viewing the house again to see the loft. Take along someone who can advise who may also be able to advise about potential locations of stairs.

Most things are possible depending on budget though. First things first :- What are you trying to achieve? Do you want access to a loft room, is it to have a dormer window? If not, then you are restricted to accessing from either gable. Thus the only other gable is the Chimney stack side. How wide is the landing upstairs? I'd have to presume that the Chimney stack would have to go. If you were having a dormer or there is one already in the loft it makes life a little easier. There are options but they all depend on what you want to achieve and budget. For instance:- You could consider changing the conservatory in to a proper room, building up to create more floor space on the 1st floor and amending the stairs. You could go right up to roof height and create more room not only on the 1st floor but the 2nd floor too. If you are not intending on having a dormer in the loft, then moving the stairs to the only option on the left hand gable would involve taking down the Chimney stack, and, would be dependant on the width of the landing and whether or not you can fit a staircase in lengthwise along that wall. You can't fit in a dog leg as it would compromise either the access to the bathroom or the bedroom depending on which way the stairs run.

Hi all, hoping you experts can help me. I have a Victorian Terrace with a slightly awkward kitchen layout. It's very thin (less than 2m) and not wide enough to have cabinets on both sides. The 'internal' wall (ie on the right, facing into the house) currently has full width cupboards and the oven and fridge. The 'external' wall has a half-width set of cabinets (they're actually wall cupboards, but whatev). The cieling is quite low. We currently use the 'dining room' as labelled on the floor plan as our lounge as I don't like slobbing out in a room facing the street. If you were to rearrange the layout of this kitchen WITHOUT an extension/building work (I'm upsizing in a few years), what would you do? Would you move the appliances? Thanks!!

Just throwing out a quick and simple suggestion: what about not having a full corridor? You could increase the wall from the front door to where the double doors were to start but, rather than carrying on through to the stairs, stop where the double doors were to start. You could then put a door across the corridor. This would create: a vestibule/porch/cloak room inside your front door; a weather buffer; a wall the same length as the one initially envisaged. You could keep your stairs open or you could enclose them (but not the space in front of them) by removing the bannister and replacing with a wall or glass. There goes your pinch point but you would still have the feeling of a "room". Just a 'first blush' response and I'm sure it can be worked on.
