Water gushing over gutter from new loft conversion

When it rains heavily water gushes out of the gutter from our new loft conversion flat roof into, and over, the existing gutter on the first floor level. Is there anything that can be done to remedy this?

I guess it depends on the downpour. I’ve had a similar problem with mine when it has been absolutely hammering it down for a long time. It‘s sometimes the fact that it’s raining so heavy that the guttering can’t take it away fast enough. Make sure the gutter is clear of leaves so it can empty the water.

It looks to me that the guttering is too low on the main roof, The shoe on the down pipe could be angled slightly so the water drains off the tiles not directly over the top of the other guttering and maybe change the lower gutter to deep flow so it can take a greater amount of water for when it rains heavier.

Are you sure that the water pressure is low to your neighbours as well? If you have not had the water main from the road to your house updated it could still be lead or cast iron. Some water companies pay part of the cost of replacing lead pipes. The pressure for the water supply to the shower would be from the tank. The mains supply may may only go direct to your kitchen tap and other taps are just off tank pressure. I would recommend getting some expert advice from a heating engineer or reputable plumber. A new heating system is an expensive purchase and you want to get it right. If you are considering solar hot water panels combi boilers are not generally suitable.

I don't think a door into the dining room is going to be the best - think of the shopping! Have the door swing into the utility room from the kitchen on a left hand hinge so it is then opening onto those cupboards (or whatever you've drawn in the top left corner of the utility room) and the outside door just rehung so it's a left hand hinge. You could lose a little bit of room from it and get a tiny bit more kitchen space. You are going to need space between the fridge and the counter so that the fridge door opens properly (I can't see that in your plans, but it might just be me). And jprzym utility rooms are great (although I recently heard someone refer to them as "futility rooms"). We use ours for most of what Justin said, plus as a pantry and for storage of kitchen equipment we don't use all the time.

Hi ... As you see on my profile picture, the front door is very much at the office, the only way to reach the house is via the main driveway to the black door. It's because the driveway is so long, the house is behind another house, and currently we dont have our "own" boundaries at the side of the driveway at the main road to post a sign on that some have an issue finding us....we will get to rectifying that. Even if we did allow access via the path to the utility room (which we dont want to do), that path also doesnt reach the main road either, and looks like an entrance to the new telephone exchange next door with identical gate to theirs (we are the "old" exchange). The main door was the utility but now I changed things and put the new entrance in, it's very obvious that going further than the office front door is private. Trust me... bloke with a sledge hammer has happened here already, several men 2200Watt demolition hammers... this place doesnt wan't to budge! I agree on the macerator, but it's the only way, I have however taken heed and re-planned to to only need one, not crazy 3. None of the internal walls are structural so to speak... apart from holding up the ceiling, which I add that is not sufficient as an upstairs floor using beams that should have been bigger than there is. The house is adapting through stages of also being able to live in it. While we tear down one part of the house, 2 bedrooms needed to be in service, the one bathroom retained, and the kitchen/laundry are going nowhere. Currenty the newly "finished" rooms are the Office, kitchen, Laundry, Bedrooms 2 & 3, the hallway(stairwell) shaped up and about to cut the bathroom door, the in floor electrics are in the living room, 65" wall mounted tv. Basically, we are working from one end to the other whilst keeping it liveable. Upstairs is future /maybe at this point. To be brutally honest, I dont think the architect has given it a thought, and in the latest plan actually removed a steel truss to make rooms look like will work, odd cupboards at the extremes, diagonal steel truss through bathroom, no thought to head height or where the plumbing services are. I'm sending a plan back with everything stripped out of the loft bar the master bedroom because of this... What I want to know, is how we are going to construct the floor and ventilate the loft etc... I cant say I'm enjoying it anyway, and I thought it was going to be and exciting move for the money :(

Hi Jodie, It is likely that Building Control will require the foundations to be checked by a Structural Engineer. The Engineer can usually organise the excavation of a trial hole (although you can do this yourself). You will need to dig along side the garage to expose the top and bottom of the foundation. Depending upon the age of the garage your Building Control department may have information on record. The Engineer will assess whether the foundations will adequately support the additional floor and if not recommend ways around it. They will also be interested in any nearby trees which may cause problems- although if there is no sign of movement to the garage it should all be ok. I may be biased but I would say that an Architect or Architectural Designer will be beneficial. In the first instance they can provide you with advice of whether Planning Permission will be required but they can also help maximise your space and investment- often coming up with ideas that you may not have thought of. Building Regulation approval will be required. There are two main ways of applying. Firstly a Building Notice where no formal plans are submitted but the officer will carry out more inspections and may ask you to rectify work (which could be costly). The other is a full plans application where an Architectural Designer creates a set of working drawings. These are useful for the Contractor to work from and get checked by the Building Inspector so that you can be sure that the Building Regulations are all met before starting on site. They are also good for issuing to potential Contractors to allow them to quote for your job. The cost of an Architectural consultant will vary depending on where in the country you are. We would charge nowhere near £3,500- in fact probably less than half of this. Strcutural Engineers are an additional cost you need to consider and Building Control will require you have one to look and calculation lintels, roof loadings and foundations. If your foundations are not quite up to scratch you will have options. Which could include creating a steel internal frame on new foundations or removing and rebuilding garage (which probably wont be as much of an additional cost as you think!).
