Additional Toilet in a Semi-detached 2 bedroom bungalow

Hi, any idea where can I potentially add cloakroom or probably a small shower facility in this 2 bedroom semi-detached bungalow?

The space next to the existing shower room was a single room before but the wall was taken down by the previous owner which explains the out-of-place door next to the kitchen (see floor plan) which I am planning to put back up as guest room. My other option is to have en-suite in the biggest room where the built in wardrobe is but my worry is where will the extractor fan be gonna put on? Not ideal for it to be extracting air from the en-suite into the lounge. It’s semi-detached so can’t put window on the neighbour side. I don’t have budget to do extension for now. Any ideas? Thanks.

The most straightforward option would be next to the shower room, since that's close to the soil pipe for the existing toilet.

One option, if you could live with a smaller kitchen and a flexible guest bed/study/dining room arrangement utilising the conservatory then you could swap the the kitchen and sitting room by reducing the length of bed 1 and making the bathrooms deeper…you could still extend in the future to get a bigger sitting room and dining room

When concept planning a project like this I start with tracing over the plan and marking each of the more expensive elements to move - like structural walls/columns and drainage. This helps as you start with a much clearer plan. Then consider views, sunlight, movement patterns, sizes and configurations of fixtures and fittings, etc... Draw bubbles/blocks over the top of the clear plan for the different activities you'd like to accommodate - you can also cut these out of bits of paper so you can move them about and play with them until you get a configuration that you like. You will get a much better layout if you get some professional advice and if you want this to be your forever home then it's worth getting it right. Hi Kate. We have three children under 8 so are in a similar position to you. If it was my house I would..... In response to your first question, a 33ft x 14ft open plan room would not necessarily be too big, but it would leave you without a downstairs utility or WC. As tamp75 has commented, a hallway is good for isolating noise to upstairs bedrooms, and you need somewhere for coats, bags, shoes etc. With three storeys, having the kitchen open to the hall may create problems with building regulations (fire safety). I'm not an expert in this area but it should be considered. 2. I would definitely reposition the cloakroom. It looks like the drainage to your house will be on the right hand side of the plan, so I would not put the WC under the stairs. Something like Jonathan's second suggestion would work well. 3. I would create a utility room, but only a small one. Large enough to hold a washing machine and tumble drier (stacked to save space), sink and some storage. If you can get hold of a copy of George Clarke's Home Bible he has a whole chapter devoted to utility rooms - it is well worth a read. 4. I would reconfigure the property in a similar manner to Jonathan's second suggestion. The only minor changes would be to move shorten the hall slightly by bringing the entrance to the kitchen level with the stairs, and possibly reconfigure the area for utility/WC/cloaks. I recommend retaining the first floor living room as it stops the house feeling too 'top heavy' and could be a really good family space. 5. It's hard to answer this without knowing more about you. I think it might be possible to have a kitchen, seating area and dining area but I suspect that you might have to make some compromises. You have the potential to create two lounges elsewhere in the house, so I would compromise on the seating area. Given the scale of this project I would take my time to consider all of the options. I think it is definitely worth spending a few £100s on a concept planner as they could save you £1000s in the long run. Good luck.

you can extend the bathroom pipes under the floor, its more work and cost but if we're not relocate the 2nd floor bathroom, then one bedroom might have no access to a window or we need a full make over by moving stairs position which will be more expensive since it need total layout change both on 1st floor and 2nd floor, and rather than placed WC on the back of a house on ground floor, I though you will enjoy the view more if it was used for the study

I bet when this was built your bedroom was the living room and it had a small galley kitchen in what you are thinking is a third bedroom. The kitchen and conservatory are later additions. Despite being extended I think it would be a mistake to try and create a third bedroom because your living space is tight already. Instead I would consider tweaking the layout in order to get an Ensuite and better shower room.

Extracting straight up through the roof is common so don’t worry about that. The challenge of an Ensuite is the waste- most likely it will go under the floor to drains which are likely under the drive.
