Comments (2)I think you should plan for the ideal layout for you and then do the work in stages as your budget allows. If it were me I would want to increase the upstairs space to add value. I offer only what would work for me- but if I had this end plan I would start by putting in the downstairs wc and drains in this part of the house. I would next fit a new kitchen. My next job would be the upstairs extension. I would finish with an extension to the side of the kitchen to give more room for a utility room and dining table. All of this assumes it is cost effective to do it in stages (if you don’t have easy assess to the rear for builders it may not suit you to build twice). It assumes this is possible, meets planning and it assumes when you research your local housing market you get a return on your investment.) Comments (7)I would suggest to do a bit of research in your local authority’s planning explorer, and see what extensions have been granted in your borough/street. You can search by key words (try ‘two storey side extension’ and ‘two storey back extension’). You can also have a look on zoopla for historic sales of properties on your street. Try and find some that have been extended (google map satellite can help with that) and see if floor plans/ photos are available. In my borough, semi detached houses are fairly routinely granted permission to extend at the side provided the extension is subservient to the original building, existing roof lines are respected and there is no terracing effect. I have taken inspiration from a house nearby and really like the idea of a rear extension that opens up the back bedroom into a mezzanine area (which then becomes a home office / gym / laundry room. This requires the side extension to be of a higher height (~1.5 stories high) with a glass roof slanted towards the top of the mezzanine level. Given the back of our property is set down at a lower ground level than the neighbouring property by ~ 1.5 metres they will not be overlooked anymore than a regular 1 story side return. Do you think Lambeth will give planning for this kind of extension? bearing in mind we want to go back by 3m with a regular rear extension too. So it will essentially be a rear extension and side return (rather than a wraparound). Comments (4)Thanks @zenoobia. The reason I put the new bedroom at the back was due to the window / sunlight. Moving the new bed to replace the existing lounge would mean no windows in that bedroom. If you notice in the pics above, there is a garage to the right and therefore, it is not possible to have windows on the side....See MoreAndrew Wibberley
