Open plan kitchen living room layout

First draft plans for an extension on the back of out current living room ignore the wall between the living room and utility I dont think I'm having them, what are peoples views how would you lay the kitchen with island out and dining table with a cosy living room space

You mention cosy living room. With it being so open I don't think it could ever be cosy. Sorry.

I'd keep the wall if you want a 'cosy' living area, so you don't have people walking behind you when sat on the sofa.

Personally I don't think you will gain much extra space by blocking up either opening and if you were to open up the kitchen through the hatch you might get more light but you will create flooring problems. I think many people would also want to see an approximate floor plan to provide a more definitive opinion. From what I can see I think that you keep a similar layout but perhaps move the sink and hob further apart to create more work space. I think modern cabinets will help it feel more contemporary- given that it is a small space with no window I would choose a handleless kitchen with integrated appliances and have cabinets, work surfaces and splash backs in the same pale colour. Modern lighting will also help.

Congratulations on your new Spanish property purchase! Two suggestions to help you plan your space: 1. mark on your plan exactly where ALL water and gas supplies are, to help with planning your kitchen. It can also be useful to mark the positions of other key services - electrics, boiler / heating, etc. 2. cut out pieces of paper to the same scale and shape as all the items of furniture and kitchen units that you want, and play around with them - take photos each time you reach a result that you like. From my experience of working as an architect in Spain the building regulations and permit requirements are quite different to the UK. Things like gas runs are controlled differently and water, especially drainage, are also dealt with differently. Speak with a local arquitecto or arquitecto tecnico, to help you assess what can and can't be repositioned. It looks to me as though moving your kitchen to the right hand side of the plan where you have "dining room area?" marked may use the space better, but this might not work in relation to the services needed.

I think I’d put the tv under the stairs with a small sofa opposite, you should be able to add a small accent chair opposite the sofa. Round dining table by the patio door and I’d get comfy chairs for extra seating for guests. Use a rug, art, lights etc for zoning the areas. I’ve found this pic with the same layout to what you’ve suggested for removing the kitchen wall. I’d probably block off the kitchen door so you can include tall units on that right hand wall (similar to 2nd pic albeit this is bigger). You may be able to extend the peninsula slightly under the stairs. In any case I think I’d contact a concept planner on here such as OnePlan for your kitchen design! I’d also mark out any furniture with boxes or masking tape before ordering anything, good luck with the move!

Hi, I’ve just bought a house which requires full refurbishment. I’m looking to open up Kitchen/Breakfast room and dinner area to create a large open plan. However I’m confused on what’s the best layout so I can maximum unit, dinning area and a small living/sofa area? The window in the kitchen can be moved.

Cosy was prob the wrong word to use basically looking at how to lay this out kitchen where it is or put the living room where the kitchen is etc

If the front room is becoming a bedroom i guess the preferred option would be to have the living space at the back but i guess its personal preference although I’d prefer a utility closer to a kitchen over living. You havent provided dimensions but by eye, if that wall is removed, it may fit an island around an L shape kitchen, You could consider roof light/s closer to the existing building. Is it a door or window on the rhs of the new extension as a table against the wall would give more sofa space

I would agree with Minnie about having the utility room and the kitchen closer together.

Sorry, but can I ask why are you having a bedroom downstairs? Is this an apartment/flat? Or do you just want/need the extra bedroom room?

If the extra bedroom is not needed, I would have the front room as the living room. So that you have a room that's closed off from the rest of the open plan layout house - adult space whenever needed or even a movie room.

I would put the kitchen in the center of the house but open plan so you can still have the view into the garden. Then have a second living / seating area and the dinning area at the rear. As I think this would be a cheaper option as most of the existing plumbing etc wouldn’t need to be moved too far away from their current location and it may less of a strain on your budget.

Thanks all, it is a house with 3 beds upstairs but we have 3 children an therefore need another bedroom but cant afford to build double storey hense the bedroom downstairs.

@aimeeMiller - 👍 ahhh I see. Then you are doing the right thing by having bedroom at the front of the house.

Maybe you can consider a vertical wooden slats room divider to separate the living and dining spaces? These dividers usually work really well in keeping the space open but warm.
