Comments (1)Hi Moe, have you perhaps considered replacing the radiator with a vertical design instead? You could move the pipework to the left (away from the sockets) and put a tall designer vertical radiator in there. It will not only solve your space problem, but also give the room a stylish lift too. The tall ones kick out just as much heat as the panel rads (more so in some cases) and it takes the 'TV above the radiator' problem totally out of the equation. You don't have to go the whole hog like in the image above, but this is from one of our customers that replaced his old convector radiator (which would have been behind the sofa) with two tall vertical designs. I think it could solve your design problem and allow you to put the TV on the same wall as the rad without any problem. Comments (7)Removing the toilet and installing a side door could work. I’d be more inclined to move the utility to the garage and add a side door for light and access to the garden for hanging up clothes. The garage would be a good mudroom as you could just walk through the garage or side door, drop of muddy gear and walk in through the hallway. Comments (2)Hello Darren – I found you postings especially interesting and reckon your ideas for Layout 1 and 2 work very well. I would suggest that maybe Layout 1 might work a shade better – I have learnt from my experience that plans do not always include people and people do occupy space. Looks like option 1 has a touch more space to mill around, (ergonomics). I note that you may want to build an extension at a later date and that is fine. The wall between your lounge and the reworked Kitchen/ Diner could be a timber stud wall and that will be very straight forward to build. The reason why I have pointed out these suggestions is because recently I was referred to a paperback which I found very useful.
