2 beds and bathroom in loft or master suite?

Hello, I’m looking for advice, we have received planning permission to convert out loft. The plans show 2 bedrooms and a small shower room. It isn’t going to be our long term home and we will eventually be selling and want to know what would be worth more, a 5 bed house or a four bed with master bedroom and bathroom in the loft? The picture is what our plans currently look like.

Definitely put the master bedroom downstairs where you have better head height.

I would consult with a local estate agent to see what they would consider more beneficial as it will depend on local demand and supply- they’re usually happy to help .

You could consider a concept planner for this. You would get to explore more than one option before committing. Consider OnePlan. Personally I think that you need to consider several factors: what you need from the house; who is the likely next occupants (professional house sharers and families have different requirements); how much reception space you have and if you need more; if 4 bedrooms are better than 5; what outside space you have and if a roof terrace is needed.

Karen, to be honest with you, you do not really need the council's approval (or Lawful Develpment Certificate). As long as you are absolutely sure that what you are doing is within PD, you can just go ahead. The LDC is for future buyers, and can be gained retrospectively. I didn't wait for it on either of my projects - by the time it came from Lambeth I had basically finished the outside of the loft. It is absolutely critical that if you do this, you make sure your plans are compliant though...with loft conversions that is mainly making sure that you do not exceed the maximum additional volume measurements, and that the dormer is set back 20cm from the edge of the original roof. Do make sure your builder is on top of the necessary building control notifications and inspections though - this takes much more effort, and is nothing to do with planning, and absolutely compulsory. Everything from the specification of windows,through insulation depth required, to position of plug sockets is controlled and needs to be correct. It really comes down to how many clothes you have and how much space you need to store them, along with where you prefer to get dressed and how you use your ensuite - obviously no point having double sink if you never share the bathroom, but if you're brushing your teeth while the other half is doing their thing in the next sink then this bigger ensuite might work better for you. It all depends on how you want to live, how much stuff you have and where you want to store it. If I was selling, I’d leave as It is and let the buyer decide what the want rather than spending time and money plumbing. If renting I think I’d leave as it is. How big is the smallest room? Are people likely to see the house as 3 bed+ office. If there’s 4 good size bedrooms I think an en-suite would be more desirable. It depends on your market really!

I think if it’s not your for- ever home then speak to an estate agent. It may be worth opting for the two rooms and a bathroom. One of the rooms could be made suitable for a home office - very popular as more and more people work from home. We recently finished a loft conversion and put 2 bedrooms each with an en-suite in the attic rather than a single master suite.

Estate agents are more than happy to provide an op ion on this. We added 2 rooms, one with ensuite in our loft and sold the house last year.
Our neighbour had converted her loft to a master suite but our buyers wanted the additional room to use as a home office. This really helped to increase our sale price considerably compared to our neighbours.
