You have such an amazing space to work with and what a great idea to knock through and make better use of the space you have!

I have quickly put this together as just an idea to consider. I actually think with the right planning and getting the right dimensions that the front room that currently forms your current kitchen could be a dual purpose room to save the cost of knocking through/separating the space. Boot rooms are such a beautiful way of holding all of your families coats and boots you could even get a carpenter involved in building something for you or even have a look at Ikea hacks for this - There are lots of ideas on Pinterest! I have added another room (again this would be subject to space availability and how much room you would need in your garage) But I think you could even get a walk in pantry in here as there would potentially not be a lot of storage/work top space in the kitchen. I have added some pinterest inspo for both rooms below.

I do really like Jonathans above idea about moving the stairs round I think that while this might be costly it would really open up the hallway and allow for a large door to give that real wow factor when you walk from the hallway into your new kitchen!

p.s Im also obsessed with bifold doors or any door that allows you to open a whole side up - Not only does it allow for so much natural light but its great for when you're entertaining!

Thank you @jonathan and pearl interiors for your ideas, looks great. I think moving the stairs will be costly as we’re trying to keep the cost down😩 but l love both concepts.

Just to be clear my plan does not require the stairs to be moved.

Separately if you build the walk in pantry suggested by Pearl the garage length will be insufficient for a car - many people are fine with this but you may want to consider if the under used area of the original study could provide the extra storage space better.

I imagine the garage has a lower roof line than the main house and likely is not built exactly in line at the back and so you may want to investigate if Pearls suggestion of treating the space as one and putting a bifold across the whole back is possible. Furthermore you might want to consider if keeping the existing patio door apertures gives you a better view of the garden- I wonder if the garden is less deep outside Pearls bifolds and keeping a view to the side as well as the back helps you see more garden and therefore makes the plot seem bigger.

Keep in mind the top and right wall of your study are loadbearing. Here's an idea:

Lovely property like this could use a lovely side infill extension, then converting garage into study and utility

House Extension would resolve the awkward irregular shape of the rear by having it open plan to rear left and right,

Considering capital that will be spent restructuring anyway this property as it is might aswell have house extension and resolve the layout properly to enjoy

I am no architect or interior designer but I do like Danielle's design but a no no for me would be four door leading onto the hallway. If you could make a pocket door into the kitchen with a false wall to the left then you should have room along the left hand side to put more cupboards or even a desk for a laptop and cupboards. Or even a utility room hidden behind possibly folding louvered doors. Are all these suggestions confusing you I wonder? Send photos when the work is finished so we can all see what the work finally looks like.

This is an interesting conversation. I have one point looking at all these wonderful ideas and that is you could end up with your current living room being a dead space. I have read several articles recently where people have extended and opened up their kitchen and family room, and then found that they never use their living room. In most of the suggestions you have there is no flow into your main living room and only the door from the hall entering it. It seems cut off from the rest of the house. Just a thought.

You are so right frandixon, there is no flow into the living room and one doesn't want to end up like the Victorians with the parlour hardly ever being used. Back to the drawing board???
