Furniture layout for room with two exterior doors

I'm stuck! My husband and I just bought our first home and I have no clue how to layout the furniture in our living room. The room is an addition and is a step down from the kitchen. On one side is the patio door and the other side is the entry from the garage. We plan to mount a TV into the fireplace, replace the carpet with luxury vinyl, and possibly add built-ins next to the fireplace. Open to any ideas!

Suggest doing an on line room planner adding exact dimensions and structural components. Test different combinations and consider what seating works best for your family‘s comfort and room’s functionality. If wall is long enough before garage door, a sectional with this layout might work well, as traffic flow is not interrupted. Add large art on that walll as well.

You could add a chair to the left of door and tv on the other side, instead of over fireplace.

I think the sides next to fireplace may be too narrow to add anything, but hard to tell.

If too narrow, just accessorize. Congratulations on your first home.

I'm guessing that maybe you won't want to eat in the kitchen all the time and miss out on the view to the garden when dining, maybe having guest?. Therefore, it would be a good idea to have a little dining area in the lounge. The other problem is where to zone off for the t.v area. I chose to put it on the left as you walk in so that you don't walk through the door and immediately get greeted with the sofa. (It's tucked slightly to the left of the little wall as you walk in. ) I put your desk area to the right, but on the right hand wall, so that you can still turn your head to look out of the garden. Everything is to scale as best i could. I didn't know if your 11.5' was at the widest point on the right or the left, so chose the left, however, if it's on the right then you will obviously have less space than indicated.

Hi mrsr71 Although you have said that you need everything pushed to the outside of the room, it looks sparse, if you bring your furniture in slightly this wont block any access just ensure you have sufficient space to pass around. Move your sofa which is located in the alcove out and have it next to the door (if it fits). You could then have a sideboard placed there which you can dress up with lighting and accessories. Your current rug is slightly too small, but see how it looks when you have the sofa next to it. Good morning Hazel, Here's a link to a guide on small extensions under permitted development, if you haven't already looked at. https://interactive.planningportal.co.uk/mini-guide/extensions-single-storey/0 Once you have more idea on the construction of the extension and the exact dimensions, you'll be able to properly assess the internal space you have. You are correct in saying that it wouldn't be ideal to have to walk through the living space into the extension for the dining room. The proposed extension itself may not be ideal for a living/family area once a sofa and TV are in, as this won't leave much space for an external bi-fold/sliding door. Another option to explore is moving the kitchen to the left and having the living/family room to the right hand side (where the kitchen is currently situated). This will then mean the extension will hold the dining space.

You might try placing the TV either next to the fireplace (depending on its dimensions) or on an articulating arm on the blank wall so that you can easily pull the TV off the wall and adjust it accordingly. Below are some furniture layouts which might aid you with your dilemma.
