How can you replace dormer windows on 1970’s property to change front

I would like to alter front of property to get rid of dormer windows and change roof shape to enable normal room windows

You need both Planning Regulations and Building Regulations do do this.

I can understand you wanting to do it. We did. Then two of our neighbours did it. A dormer window reduces the space inside because of the cheeks of the dormer style. It was the best thing we did. Go for it.

We have a very similar style of house and are also torn between playing it safe with white or light cream upvc windows to brighten the exterior or being a little more adventurous choosing grey. We are also having to replace all guttering, soffits and fascia ( we have 3 dormers to front and 3 at the back) so we are wondering about combining grey window frames, guttering and soffits with white fascias and white front door and white garage door. We are also supposed to decide by tomorrow but I am worried that getting it wrong will be a massive disappointment every time arrive home! i wish there was some way to "photoshop" the options onto an image of our house. Sorry not to offer any constructive advice but I found it reassuring to find another house owner struggling with a decision just like me!

It all comes down to budget as always. The bigger the budge the more you can do. I would be really mindful of the fact, that if you change the facade, it would be better if you could change the windows. The wood cladding I agree would look fabulous, you could have the bottom a lovely grey to tone in. However, neither will look good with bog standard white windows, as both look better with a dark grey, thinner Aluminium Frame or a Chunkier Sandy Beige Frame. When you add white windows, the effect is not quite so slick The pic above shows the white windows with the cladding and it would look a lot better with the darker, thinner frames. If you can't afford to change or colour bond the windows, then maybe go for all over colour, a dark grey would be good, and consider changing the Front door for impact. Alternatively, work towards doing the ultimate change. The vertical wood cladding, with a grey underneath and a door to match the wood. Thinner dark pewter aluminium framed windows etc. sorry about the mock up quality!

Personally I think the issue is the proportions. I think the porch roof is too dominant, it makes the upstairs windows too small and therefore the cladding look top heavy. I also think that the front door looks small. I think you should swap the porch for a flat roofed alternative with an overhang, change the windows on the front for deeper ones and cut a wide path to the front door to help make the entrance feel grander. I might also paint the brickwork under the porch to help make the front door more prominent. Please excuse the scrappy picture- I hope it still helps illustrate what I meant.

I do like the house Carolina found. I too had come across it during my research and it was one of my favourites. I’m not sure about the wood, however. It looks lovely new, but I suspect won’t weather too well. I 100% agree with ’E D’ - either subtle or extreme changes. When we first moved in we had quotes for a garage conversion... until we parked our car outside, under the tree... the birds use it as target practice so we use the garage. My plan had been to hire internal and external architects such that we had a plan for the whole house that would all tie together, even if we only worked on small components of the project at a time. Then the windows priority and COVID has rather thrown me! I had wanted to hire Back to Front Exteriors, but they are booked until spring, but could offer a couple of hours consultation once we have the internal architecture complete. I have spoken to RESI (online architects), but I get the feeling that to get the most out of them you have to have very formed requirements... something I don’t have. I’m more of a data person than a creative person, so I thought reaching out to the hive-mind collective may help! (If I can’t decide on window type, colour or opening placements it’s what hope is there!!!) Looking at Back to Front Exteriors I like the below from a concept perspective - an extension with a wider base than first floor. It would allow for a long window in the flat roof. The people before us converted the conservatory into a ground floor extension... but it isn’t really working for us; we use it as a dumping ground. I wouldn’t be adverse to sacrificing some of the dining room to make a better kitchen-family area (an island would be a dream, and anything that could make a north facing kitchen brighter would be welcome). Also, if the extension was pushed further along too I wouldn’t mind, as long as the dining room still retained a window. I have to be realistic - I only have a small garden and wouldn’t want a monstrosity extension. All I want is to make the house work better for us. It’s our dream house and we have no intention of moving.

I popped outside and did my neighbours who haven’t swapped theirs and then mine which was changed many years ago as it completely altered the whole room. Two of my other neighbours have a slightly different design to mine but offers the same space inside. Image one is my neighbours and image 2 is mine. Hope this helps.

Elaine, we did it ourselves as hubby is a builder. At a guess at today’s prices and bearing in mind they have increased considerably in the past couple of years I’d estimate up to £12k-£15k depending where you live.
