improving layout

Hello all. We are in the process of purchasing what I hope would be our forever home.
However I’m struggling very much with the layout especially given the hallway opens into the lounge which you have to walk through to them get to the kitchen and dinning space.
I have been thinking how best to improve this especially to keep the lounge hopeful private as an area we can retreat into.

Given the current climate I worry about cost implications of moving the entrance hall and maybe closing off the current living room and extending to the garage while hopefully keeping some feature of the garage.

I am looking at your room and wondering that it has maybe already been altered to remove a wall? Or is it original as is? A thought could be to move both the porch and inner door closer to the wall so they are in line with the stairs. This would then give a little extra room to create a full height wall section to provide an entry so you are not walking straight into the room, it could be solid, glazed or verticle wood battens.An alternative would be an open shelf unit to provide an entry way.

Thanks for comments, reassuring to see ideas are ones we are considering already :-) I have taped out central corridor (looks fine) and partition to separate landing to accommodate bed 3 or bathroom. It is smaller than bed 3 so might be tight for double bed, but can always consider sofa bed as only for occasional use. Current bed 3 would be massive for bathroom but might be able to incorporate large (linen) cupboard which is currently lacking. House is south facing so sun rises on right side, round back and sets to left, hence I spend most my days in kitchen. Have been thinking about a 2/3 wide extension over dining area and current extension, but not sure how this would affect flow for current dining area if to open current window, or to restrict to current access to extension. Lots of food for thought, would next step be to find architect for some sketches? Is this something that would be done after choosing and agreeing a contract with one?

I think the budget is too tight to do the job justice. If you're moving cabinets, you may need new flooring, you have to change the plumbing and wiring and may also need extra units. On top of that you have the structural work. I can't tell from the plan, but it's possible that the wall going from dining room to kitchen is load bearing, thus you would need and RSJ if you turn the existing door way to full open plan. You could do this, which is kind of what you're describing:- However, this would be better, but I don't think you'll do it on the money. Bi-fold doors alone could cost £3K

Some ideas: 1. Kept the staircase as is, opened up the study and moved the front door. Large light hallway. Utility cupboard on the side, so the noise is furthest from the living areas. Side entrance made into a tiny hallway to keep out cold and wet boots, coats could go opposite. Downstairs wet room could stay or turned into wc. Orangerie replacement/insulation is always a good thing, in this layout i kept the exterior wall openings. Kitchen layout added just for scale. Glass doors between snug and lounge. Upstairs kept both smaller bedrooms, but moved the bathroom, could have separate wc. Master ensuite made smaller, 90 or 100cm wide shower and basin. Former bathroom could be a study and/or linen storage. 2. Similar to Devyra's layout, i suppose, but with the front door as is. Moved the livingroom door. New staircase (future loft extending?) with storage under. Small room in the front, could be storage, tiny office, coats, utility? Wc in a new spot, one soil pipe to upstairs bathroom. Side entrance aka bootroom. Opened up the back of the house. Kitchen with island copied from floorplan 1. First floor with 3 good sized bedrooms, shared bathroom and a bit of linen storage on the landing.

You could create a new family entrance by knocking through a doorway in the external wall of the utility room then reserve the front door as a guest entrance. Alternatively you could get a different garage door made that incorporates a single size door to enable access to the back of the house through the garage.

Hi Abim
If this were my house I would move the kitchen to the dining room with the utility off. Then create an open plan kitchen/dining/family room by removing the living room wall. I would then create a quiet living room in the old kitchen, opening up the back wall to the garden with french doors or bifolds. Good luck with your renovations!
