Help with rear kitchen/dining extension

Hi all - looking for some advice on how to extend our living area.
The living room at the front of the house is great but not large enough to have a dining table and a decent sized living area.
We are thinking of extending out back in order to have an open plan kitchen/dining area and a nice outlook into the garden with maybe big glass doors.
I'd knock into the garage any day, but this is the only access into the back garden and we don't want to lose the access. We also really like the downstairs toilet.
The only change we've made since this estate agent floorplan is we have knocked under the stairs to extend the kitchen slightly under the stairs.
Im interested if any of you have ideas I haven't thought of. Sorry the floorplan uploaded with the second floor included but this is irrelevant.

Hey Abi, do you use the garage for anything in particular at the moment other than accessing the back garden? Also, does the door in the kitchen lead to the back garden too or am I missing something?

We do use it for storage but we can store these things elsewhere as we have an attic. The door in the kitchen leads onto the patio yes ὤ2

Hello Jonathan. thanks for your post. I have never seen an internal courtyard... but definitely something that would look really amazing if I can get it right. what do people use this courtyard for? any pictures you have that I can see to visualise. I don't see the wall separating the reception room and the passage (where the stairs are). practically, if we walk in the house we will be right in the living room. space wise, it is great. but practically does that work. your thoughts? thanks again.

Hi Imran, Very exciting to be starting your project! I'm not going to make any suggestions on how to layout your space as I'm not an expert but having just gone through a very similar process I thought a few words of advice might be helpful? We were looking at remodelling the downstairs of our house and got structural engineers and architects involved but to be honest it was our designer who was the most help and has stopped us making a couple of silly and costly mistakes with space planning (nothing to do with colours, paint choices or curtains!!!) I would highly recommend working with someone who can do some 3D models and renders of the proposed space for you, so you can see how it will all look. Our designer was amazing and we ended up with 4 or 5 different computer generated 3D images (and YouTube videos!!!) of how the space would look as you walked around it. Not only was it amazingly helpful but she also saved us a lot of money on structural work by pointing out things that would have been costly and not really add anything to the space. I've attached a couple of pics of our space and then the 3D images she did for us. Structural work and remodelling is expensive and our designer (Gina from Create Perfect) was a fraction of what we're spending on the house (far less than I would have expected) and has been worth her weight in gold for getting the space right! I was also surprised by the amount of money we saved using her trade discounts for things like worktops, appliances, carpeting and lighting etc) We're in the middle of building work right now, so I can't post any finished pics but my advice would definitely be to spend a little bit of money now and make sure you get it right as the wrong decisions with walls and structures are mistakes you can't change without a lot more time and money! Hi Nicola. Sounds like a great plan so far. I like how the new layout will work moving around the space and the flexibility of the new living space. I think it will depend what you want from your new kitchen space (how much storage, how many people using it, how/which appliances). I would begin by drawing out the plan of your new space to scale and the the key items - this will allow you to play around and see how the layouts work for you. We offer a layout package which looks at the space in a basic 3D model as this is often how a project starts. It's this planning stage that's so vital so well done for taking the time to think about it and get it right early in the project - it will save you time and money in the long run! With our services we then move on to style and plan the space in more detail looking at lighting etc once the layout has been sorted and you have a firm idea to move forward with.

Looks like it's already been extended, so why do you need to extend it further? Could you not reconfigure the space you have?

Just a thought without having to extend is to make a large kitchen diner in what is now the living room and make a nice cosier sitting room/snug in the present kitchen. It will réquire re-jigging plumbing etc but new living room can have bifold/patio doors to garden.

If you do have an extension and keep layout as is, may be good idea to have a roof lantern in extension for light.

I don't know what you have in mind and your needs etc so just something to consider.

Maybe just a open conservatory and extend flooring, that would allow the have some decking between alignment of conservatory and garage too
