HELP.. floor plan redesign

Help please ....

We are buying a beautiful barn conversion but with 2 young boys we really need to try and add another bedroom upstairs. I am giving myself a headache in trying to figure this out so i need help, either from you lovely people (I have been lurking trying to get ideas so have seen how helpful you all are) or a professional.

All ceilings are sloped which makes this more difficult than the plan alone suggests, extending is not an option (images of bed 1&2 below). How would you add an additional bedroom upstairs?

Is there scope for a wardrobe space (ideally walk in or walk through) in bed 1 do you think?

Any suggestions grately appreciated? Or if you can recommend someone who specialises in this area and provides e-designs that would be great too

Highly recommend Karen at OnePlan for this. She sorted out our very tricky kitchen diner for us (being fitted at the moment and it looks fab!) where we and an architect and had tried and failed. Just search for OnePlan here on Houzz

If they are young enough that they both need to be by you could they not share then when they’ve outgrown that they can have the two downstairs bedrooms?

I don't think you're going to fit in the downstairs loo at this point. It compromises the existing space and would be better left until you extend again in a few years. I noticed that you took down the wall between the lounge and the kitchen, is this a supporting wall?? You did put the little wall returns supporting an RSJ presumably in one of your plans, but took it away on the other. I think it's better to keep the formal lounge seperate, but with door that you can open if you want to. I've done you a before you extend and after you extend plan. I think it's better planning for the future to save on the expense now and not having to re-do. ( Hope that makes sense! )The future !

Block doorway into garage would allow kitchen units at that side. I would remove wc/utility from that corner to allow large doors to garden. could you do wc under stairs?

Sorry Jamie, that doesn't work at all! I wouldn't worry about the plumbing so much. The fact that you have a downstairs WC where it is means it's likely relatively easy to install plumbing in that room. So your kitchen should be to the top of that plan, where you can walk into it from the reception/ dining room and have your cooker, oven fridge etc all close together, where you need them to be. I recommend getting @OnePlan (Concept planners) involved - she has just done incredible things with my kitchen plans and tight budget. She will find you the perfect solution. You've got plenty of space and deserve to have it work for you.

Remove the wall between the dining room and kitchen and have the kitchen in the dining room with an island then the kitchen is ‘all seeing’…into the front sitting room and the new kitchen/dining/living room across the rear. I would put a door from the utility into the garage and flip the utility into the rear of the garage along with the wc, you could have an additional entrance recessed at the bottom the stairs, I’d keep the front of the garage for storage and retain a bigger entrance (your current entrance), for guests. i would move the utility entrance along the garage wall to the ’new utility’ to square up the new kitchen/dining/living area

I agree with Susy. Not an easy layout to change. As a mum of 3 boys, at least two of them always shared (sometimes all 3) until they were at secondary school. You could use one of the down stairs rooms as a playroom to help with toys, playspace etc.

They could share and that’s the back up plan but at age 7 and 3 If we can make it work I would like them to have their own space. I worry that they will spend most of their time waking each other (and me!) up 🤣

Consider turning the current upstairs master bedroom and Ensuite into two children bedrooms with a modest bathroom in the middle.

This would mean you would have three upstairs bedrooms but personally I would convert the two downstairs bedrooms into a master suite where the head height is better than upstairs

oh old post, for those with similar floorplan I would suggest making the mezanine as the new bedroom and open up the existing WIC to access the bathroom upstair

the additional WIC can be added in master bedroom by putting another wall and rotate the bed into facing the window
